Apartment hunter advice regarding office staff potential biases

I just wanted to put out a notice to all the apartment hunters that may be interested in Quarry Ridge. You should call before coming into the complex to see if there are available units. Yesterday, my husband and I visited the property as we thought the area and complex were quite nice. The leasing office agent, whose name I did not get, came in after we had been waiting for about 8 minutes. When we inquired if there were any available units, she quickly replied there were no available apartments and there would not be any in the near future. The interesting thing is I decided to call the leasing office directly, as I was surprised to see from the highway that there was a giant sign to call the Quarry Ridge leasing office for availability. Curious, I decided to call. The woman who answered the phone stated that there was a unit available for Aug 1 and a few other units were also available depending on my bedroom number requests. When I told her that she should be aware of a staff member who is telling interested renters there are no vacancies, she responded that often times, depending on the situation, vacancy notices come up unexpectedly. Really, I thought to myself, because according to Minnesota law, renters have to give two months notice for vacating a property.
Finally, I do not quite know why the woman turned us away. Perhaps, it was our young appearances or some other misconception she held about us. I honestly do not believe that there were unexpected vacancy notices; however, this seems like a nice complex and just wanted to advise other apt hunters to be wary of this issue. It was a rather unfortunate experience, especially, since they turned away two professionals that were more than capable of paying the rent especially since it was 1/2 of what we had been paying in another city. I have read other reviews on this place and would have chalked up the leasing agent's disposition to my Mayo status, except, there was no dialogue about our situation. She only saw us and made her statements about the lack of vacancies.
Although I would have gone back to see the available units, I found a much better complex for a bit higher price that was better suited for our needs. Also, the leasing office manager was both amiable and sincere. Tsk tsk...Quarry Ridge...tsk tsk.

Minnesota statute indicates that the minimum time a "Notice to vacate" must be given to a landlord is at least (important word) the interval between the time rent is due. If you pay every month, that interval is 30 days. The time may be greater if the lease has a clause that states so. 2008 Minnesota Statutes 504B.135 TERMINATING TENANCY AT WILL. (a) A tenancy at will may be terminated by either party by giving notice in writing. The time of the notice must be at least as long as the interval between the time rent is due or three months, whichever is less. (b) If a tenant neglects or refuses to pay rent due on a tenancy at will, the landlord may terminate the tenancy by giving the tenant 14 days notice to quit in writing. |
