I moved to Baxter Crossings several years ago. It used to be a decent property - not the best, maintenance was lacking, but it was ok for the price. In the last few years it has gone downhill very quickly. I lived close to what they decided to turn into the Bark Park. Used to be nice - open grassy area by a lake. Now it's the toilet for dogs - no one every picks up after their animal. Management would send out several memos a month asking tenants to pick up after their dogs or they would be fined. Yeah-right - I would be surprised if that ever happened. I don't think "management" even ventured down to that area personally to see what was happening. There are several smokers that lived in my building and constantly littered the grass and parking lot with cigarette butts. There were memos about this as well, but nothing ever happened to resolve this problem. Also, my area was extremely noisy - young college kids, loud music, rude neighbors, constantly barking dogs. It was like living in a combination college dorm/dog kennel. I had one neighbor whose dog barked CONSTANTLY when they were gone - which was very often. I had several conversations with the office "staff" (I use that term lightly) about resolving this issue. This went on for the last 5 months that I lived there - the response I got from the office was "no one else is complaining" so I must be lying which I found particularly offending. One staff member in particular was extremely rude and condescending and should never be in customer service (those who have dealt with this person can probably guess who it is, but according to the writing guidelines I am not allowed to name names), but I guess that attitude fits right in at Baxter Crossings. Some of the other office people refused to return my calls at all. I resorted to contacting the property management company (Fogelman Management) but received no response from them either. I had been a tenant in very good standing for nearly 10 years, but it appeared to me that management does not really care about retaining tenants who respect their neighbors and their property. The parking lot lights have not been working for so long that it seemed normal to have to park and walk in the dark. Very treacherous walkways in the winter - broke my wrist last year in the parking lot. I don't think they even throw down a little salt in bad weather. As I mentioned before, maintenance is a joke - things have to literally fall apart before anything is done -and this usually entailed "gluing" whatever it is back together and hoping you won't notice. I don't fault the actual maintenance staff for this - they are just doing what they are told. My building had rotting boards (looked like an infrastructure problem, but I'm not a carpenter so I can't say for sure), nails sticking up on the balcony (never got fixed no matter how many times I asked for something to be done), large strips of peeling paint, cigarette butts everywhere, dog poop everywhere. Good riddance to this "property". I would NEVER recommend this property to anyone. By the way, there are now 3 vacant apartments out of 12 in my building alone - hmmmm....wonder why'' gkZ41df9CgXQPfm8K2A7

I too lived in a bark park, I think management pretty much ignores those areas of the complex. the non bark park areas seem much better maintained and looked after

We are aware of this former residents concerns and have worked diligently to resolve them. In fact, we had to urge her several times to call the police on the barking dog so that we would be able to enforce our lease legally and evict the residents causing the nuisance, but when the police arrived they found no issue with the dog. In fact, the dog owners had purchased bark collars and other bark preventing tools and had actually gone out of their way to keep the dog quiet. The police would not even take a report on the call. All complaints of any nature are addressed promptly. Residents not cleaning up after their dogs are fined ($50) accordingly and those improperly disposing of cigarette buts are contacted immediately. Most of these residents are addressed after one of our groundskeepers or other staff members notice the issue, long before a resident has to pick up the phone and call with the complaint. We also pay a service, "Yucko's" monthly to clean up pet waste as a back up measure for those residents who violate the property policy so that other residents don't have to suffer from their negligence. We honestly are very disappointed that this particular resident is leaving on a bad note. She chose to make her home here for 10 years and until recently expressed that she was very happy here. We did offer many solutions to her that just did not meet her needs; therefore she made the decision to move. As a courtesy to this long term resident, we also worked with her on the early termination of her lease in an effort to make her move easier. We are happy to receive the feedback so that we can do what it takes to provide better service to all of our residents. Our corporate offices extend this opportunity to residents on a 24/7 basis allowing residents to provide on-line feedback in the form of a Resident Survey that provides instant notification to both our onsite office and the corporate and regional offices simultaneously. The ratings we receive for both office and maintenance are among the top in our company reflecting in the "outstanding" category. We wish this former resident good luck in her new home!

Here is the thing people often don't realize and it's so simple...if you ask nicely, people respond nicely. I've lived at BC for 4 years. No, it's not perfect no place is, but I'm happy with it. I've had issues and if you approach the office about it in a nice way you get much farther. Think about it, put yourself in others positions...it's not rocket science. I even had an air condition problem that took multiple maint visits however we NEVER were rude about it...even when it was 90 degrees in our apt!! And in return we got it resolved and they went above and beyond to pay us back for our troubles once it was finished. I just think people have unreasonable expectations on some things. Afterall, it's an apartment complex. I won't lie and say I haven't been angry at times but for the most part it's just because I'm being impatient at the time. Bottomline is treat others how you want to be treated and you will get MUCH further with things.

To Anonymous (4/26/09): I hope you continue to have a positive experience with Baxter Crossings. I did not. It's a shame that a 10-year run at Baxter Crossings had to end so negatively. I hope the staff takes your advice to "treat others how you want to be treated". In response to Baxter Crossings (4/15/09): I think we will have to agree to disagree about the situation and how it was handled. We obviously have very different points of view. Ultimately, the behavior of the staff was the final straw in my decision to move. On a positive note: 100% of my security deposit was returned (less my last water/trash bill) and my pet deposit was returned as well. I expected nothing less, but was glad I didn't have to fight them on this particular point.

We have lived at BC since the end of March 09. We really haven't had any complaints until recently. I did have a complaint that maintenance came into our place when I was asleep (I work nights)after we were assured they would come in after I woke up at 3pm. We complained to the office and they were very sincere with their appologies and it hasn't happened since they have an understanding that we both work nights and they are not to come in unless we are notified of a specific time. So I don't really have any complaint there. We live in the bark park area and were very happy to find a place that would let us have our larger breed dog. We always have him leashed when he is out and pick up after him. I wish I could say every one there does the same but they don't, and that is disappointing to me. It only takes a few to ruin it for everyone else. I do believe that they should do pet interviews though as some have their dogs unleashed and they are agressive towards other dogs that are leashed. That is frightning for the pet and owner. Also I was unaware that we would be living in buildings with alot of loud college students. There is not any parking by our townhouse and that is irritating when you have to walk the entire length of the building you are in, I would think they copuld limit the number of cars that can park right in front of each apartment, some seem as if they have 4-5 people living in them all with a vehicle. Our dog got away from me once after I injured my back and ran around the grassy area behind the apartments( where everyone elses dog gets a free for all unleashed) but of course someone turned us in. So my husband got a call at work from BC saying we would be fined and they have had several complaints about our dog off his leash and pooping all over the place, and we don't clean after him. This is all untrue and they also told my husband it was since Feb they had several complaints. My husband said he knew our dog got away the one day and I was unalbe to run after him due to my injury and assured them we always pick up, and that if they are going to come down on us for this one incident why not come down on everyone there as several do not follow those rules. We havn't had any other real issues with management, but the parking is a definite issue I think I am going to take up with them, and the noise of all of the college kids with the parties, etc.

Sound pretty ridiculous to me. You lived in the "BARK PARK". By name, you should expect to hear a dog barking. They are dogs, they bark. Just like babies cry. Are yo going to complain about a crying baby. I never heard a mention of you talking to the neighbor. Did you ever have a conversation with them about the problem? You know, like an adult... Sounds like you were better off moving. Especially if you were the only one mad about the "barking" dog...
