I lived in Chesterfield Village for a year before finding out I needed a 2 bed/2 bath for that my niece was moving in for college. They did not have the option I was looking for at the price I wanted. I did find this option and price at Peachtree Apartments. The property manager, Angela, remembered my wife and me from a year earlier from our searching which landed us in Chesterfield Village. She was very nice and we made a deal with her (as the manager) that we would buy a $100 'out' clause if we put a contract on a house and she was to also update our stove and possibly dishwasher. When the townhome was available for us, we showed up for move in and found a smell left behind for which we did not like. Staff agreed to allow us to have the unit behind it that had the larger master bedroom at the same price as the previous. We were doing great, so far. Move in fine. Angela rotates out and Amy #2 moves in (#2 because assistant also named Amy). In any case, it has been a bit over a year and we have not found another place as of yet (house).
In the time we have been here, (1)the stove has not been changed and Amy (manager) says all appliances are outdated and since we didn't get it in writing, we should have avoided moving in here as others have when they were concerned about the appliances being outdated. She further states that there are no plans in updating the appliances and we should not hold an expectation of them standing behind Angela's statement. (2)My front door was bent and let in a draft of cold air. The maintenance guys came out and bent it back as best as possible. The draft was still there and they replaced it with a door from another apartment; year later, still slight draft but much better than what it was. (3)Fireplace is another draft point. Although the flue is closed, it still is an area that bleeds cold air. I bought a styrofoam sheet and cut it to size to fit in. That helped. (4) To the apartment's own acknowledgement, these townhomes are a bad design. Thermostat on first floor, air intake upstairs with heating unit, open area; this all creates 80 degrees upstairs with 65 degrees downstairs. I am told it is a bad design and I should move from the master bedroom upstairs to the much smaller lower level bedroom and raise the temperature. I was also given the advice that other residents leave on their ceiling fan as to help push down the hot air. My niece lives with us and moving to her bedroom is not an option nor would it make sense to pay over $1,000 per month to 'make due'. (5) Dishwasher didn't seem to be working. No water was coming out. We kept trying, since it was the week-end. Next day, our neighbor next door asks if we are having issues as her kitchen is flooding. It seems as though the water we are not receiving, she is. Maintenance comes out and fixes dishwasher. It happens again and the neighbor gets a flood again. Maintenance replaces the dishwasher from another unit. It works, but we would have been appreciative if they would have at least cleaned the food out of it prior to installing it into our place. We thoroughly cleaned it but asked that they at minimum replace the front "grill" portion where several of the teeth we busted out. They did. (6) There is a ticking noise that is coming out of the upper corner of our bedroom. It is not really a ticking as it is a mechanical turning or humming. It sounds like a large clock where seconds hand is 10 feet long and is continually moving. The sound would wake us in the middle of the night. It would do this for an hour or so and then stop. We thought it could be one of the gas meters malfunctioning (they were located below our bedroom in the pass way). Another option was air vent. It wasn t that. Maintenance came out and several weeks later with the continual problem, nobody had a clue as to what the noise was. Even Laclede Gas came out and hooked up their machines for a week to monitor their meters. Nothing. It wasn't even a neighbor's ceiling fan that may have been vibrating through the walls. In the end, it was our heating unit. Everyone heard the noise but just couldn't put their finger on it, just as we couldn't sleep. They bought a new heating unit after making attempts in fixing the old one. Another maintenance person came over to help out. I saw him outside leaving when I was arriving from work. I laughed to myself as I recognized him from a jobsite that I was on. He was telling me of a story about a co-worker in one of the complexes that the management company owns. This co-worker was spraying something into the sink base cabinet in the kitchen. While spraying this product, there was an explosion. As it seems nothing too serious. I was told that the fumes that this person was spraying into the cabinet leaked through a crevice and ignited with the pilot light from a hot water heater on the other side of the wall. Imagine hearing him tell that story in while in amazement and then later seeing this very same gentleman leaving your apartment after installing a new gas heating unit. I am not saying that HE doesn't know what he is doing. The installation went fine and I have 80 degrees upstairs and 65 degrees downstairs and no humming or ticking noises. (7) Mice! Seeing that we never really cook and we are very clean, there are no crumbs left behind. I see mouse droppings on my countertops and my stove. I find that the sealed breakfast bar still in the box on my countertop has made a fine meal for this new inhabitant. We complained. Mouse traps are set-up and we place everything into the fridge, whether it needs to be there or not. In any case, several days and notes from the maintenance guys go by stating no mouse, yet. Finally, I get a note saying that they got him. Rafael, as we now have named the mouse, is no more. But wait! Several days later, with the food still in the fridge, I see a tiny grey lightning bolt scurry across my kitchen floor. Rafa's back! I took chase but with no luck. I look but cannot find the little fella. Once again, they bring traps. Sure enough, I smell a rat. Literally. The guys stop checking the traps as soon as they placed these. I smell something dead several days later and the trap under the stove shows that it has been triggered. That is where the smell was coming from and I threw it away. Rafa's truly gone. During this time, I gave the opinion that the mouse/mice must have been coming from the townhome in front of us as it has been empty for nearly 5 months (possibly 4). That was the one we were going to move into then we didn't. Nice woman with her 4 children moved into it, had a flood upstairs that rained through the full townhome and then she shortly after moved out. Anyhow, management told me that they had been in that townhome 3 to 4 times and didn't see anything in there. Due to their lengthy and often stay, they must know. Not many days later, Rafa's offspring scurried across the same hollowed linoleum that from which he scurried. I spot the offspring but have no luck in catching the little bolt of lightning. Since I decided to make toast and found mouse droppings in my toaster, sink, stove and countertops, I must further complain. A new tenant has now rented and moved into the townhome in front of us. Days later, there is a letter from management stating that one of our neighbors has a rodent issue and that management will be monitoring the system over the next 3 weeks. It was time for the apartment management to step up the mouse hunt. They called in a professional who has....set more traps. I spot the new neighbor and she has stated that she has cats and is not currently worried that our Chesterfield community will be overrun by these rodents. I, on the other hand, have no cat or dog or exterminator.
Bottom line: The maintenance crew is very respectful and polite. Management is polite, but inept....Needless to say, I do not recommend staying in Peachtree Apartments. Go to Chesterfield Village where there seem to be much less problems in a much nicer community. I will be researching to find the management company that owns this community along with a few others.
