Price & location are the only selling points...

Quite simply, it would be difficult to find a better location in West County at the monthly rates that are offered. However, the location and the price are really the only selling points. The buildings are old. The grounds are unkept. Parking is limited, spots are small and subsequently door dings will happen. Although it is claimed that there is "24 hour" maintenance, the truth is that you will call an answering service after hours and wait for a member of the maintenance staff to be paged and to return a call. Emergency maintenance will be a minimum of 45 minutes. The community is not well lit at night. The air conditioning system and heating systems are in need of updates as well. I pay over $130 per month in electric during peak usage and the top floor of the townhouse never cools more than 10 degrees below the outside air temperature. On a 110 degree day last summer, the inside temperature was 100. Maintenance replied by stating, "that is as good as it will get here." Heating the apartment during peak winter months has cost as much as $180.00. The windows are outdated combined with an outdated furnace, results in constant running of the heater. The sewer backed up in my apartment, spilling raw sewage onto about 10% of the carpeted areas. Maintenance refused to replace the carpet in favor of steam cleaning. The cable company serving this area is bad. Town & Four released an article in their monthly newsletter almost a year ago stating that a larger local cable company would be an option in September of 2001. To date (June, 2002), the new cable company is still not available. The fountain in the lake commonly stops working and the lake stagnates creating an odor, increase in mosquitoes, and poor overall appearance. There are fireplaces in some of the units but I've never once seen any chimney sweepers which concerns me. My unit has a fireplace that I do not use for this reason. I have encountered requests for minor maintenance problems that have gone unanswered on the original call requiring me to follow-up and push for maintenace. Electric is outdated. If you move in, know where your panel is so you can reset breakers. Also, because I spend so much time resetting circuits, I have noticed a mix of copper and aluminum in the panel and I've been told that aluminum wiring is a hazzard.
On the positive side, this is a great location. There is a grocery store within walking distance. The tennis courts were recently repaved. Swimming pools are located in different sections of the community. The workout room has been rennovated and is pretty decent. There are a lot of dining and entertainment places right off of olive. You are close to 270 and 40 so you can go just about anywhere. Creve Coeur park is close. The office staff has varied from boarderline rude to quite friendly depending on whom you are talking to. You could throw a rock and hit Bell's CO which means that DSL is a readily available.
It is ashamed that these units are not rennovated and that the property is not better kept. This has the potential of being an excellent community but it is obvious from a very short and simple walk throught he community that the proper investments are simply not being made.
