Falcon Point apartments are what you get when pay less than $600/mo for a 1 bedroom apartment. The apartments are old and outdated.
1. Appliances
Appliances in my apartment barely worked. The Air Conditioner unit went out no less than 8 times. To be fair, maintenance always came right out for the emergency repairs. But it always took at least two calls to get them to completely fix it (the first time fix never worked more than a few hours). The bathroom in my apartment featured peeling paint, stained, curling linoleum and a cracked tub. It was actually kind of embarrassing.
So basically, the appliances are OLD and tend to break due to their age.
2. Noise
This is highly dependant on the building. Some buildings are very quiet, some are filled with partiers. What I have noticed is that the building will fill up, one to two months later several people will be evicted, the building will empty and repeat. Mostly it was quiet, except when one of my neighbors decided to blast his stereo at all hours. Once I brought it to his attention, he turned it down.
3. Staff
I have noticed the staff tends to be disorganized. At least one of the staff members is very rude when you call with a question.
4. Maintenance
Like I said in the appliances section, they are right there with Emergency calls. They may not fix it right away, but at least they respond quickly. Now routine calls...prepare to wait 2-3 weeks at times. I don't think it's their fault, I think they have too few maintenance people.
5. Crime
Here's the reason I am moving. There is a large concentration of apartments in the area of Falcon Point. There are many reports of car break-ins. I have seen multiple fist fights, drunk driver accidents, domestic disputes, drug deals. The sad part is FP is about a mile from a police station, but the response time from there averages 40-60 mins. I am sure there is a reason for this.
6. Conclusion.
If you are on a strict budget and can handle an old, out-dated apartment, then FP tends to be a quiet place to live. It is one of the nicer "cheaper" apartments in the Northland. If you can afford more, move to somewhere that has a rent above the average rental price for KC ($617/mo). Trust me.
