This will be my second year of living here, mostly by default and personal timing. Initially I liked the staff, the price, and felt that I was getting a lot for the money. Upon initial viewing, I liked the exterior of the units, the grounds, and looked forward to utilizing the satellite pool and hot tub close to my unit last summer. The leasing agent had also given me a free parking space to boot (that was revoked w/o warning after he was fired).
Since moving in, the small satellite pool and hot tub never opened (due to maintenance issues as I was told)... It's hit or miss with individual unit maintenance requests. Soemtimes they are timely and other times it is terrible and I have had to call and call. Last summer I loved the landscaping by the leasing office and the main pool. I can see they have downsized that for this summer and the pretty planters by the pool are no longer there. The units are in disrepair, inside and out. I was told that market rent is being charged for new tenants ($750.00 on average for a two bedroom unit). I don't see how they can charge market rent for a complex that was built in 1989 and renovations and repairs are not being made. The main pool and hot tub are always in need of cleaning. There is no bathroom available at the main pool unless it is during office hours. There were a number of parties there last summer, as many of the tenants look to be in their 20's. This I didn't mind so much, except was leary to have my son's there with me around a lot of people drinking alcohol and partying etc.
Currently, my neighbor has a gaping hole in the roof of his deck, in which the drywall fell around 3 AM a couple of weeks ago. I have removed most of the spots on the old carpet through using a steam cleaner on my own. The new staff seem very overwhelmed and will rarely answer the phone. You will have to leave a message most of the time and be patient for those maintenance requests. Don't forget that you will be carting that garbage in your trunk to the one and only main trash collection point.
I would only recommend this apartment if the rent stayed $100 to $200 below what market rent is. Otherwise, do your research, you can probably get more for the money, except the great location to downtown.
