It seems that I have all the same problems all the other residence do. Grounds are full of garbage, garbage floating in the pond, dirty and seedy maintenance men, unsafe environment, un-empathetic office staff that has been replaced more times than lease(s) I ve have, illegal drug abuse in public areas, over intoxicate guest in pool areas, rodents, insect infestations, poor parking, registered sex offenders (good screening by the way), unresolved maintenance issues, criminal break-ins, car vandalism, etc.

What I ve done is call the KC housing office and filled a complaint. They record the issues for further legal action. Then leave a paper request, either yours or theirs, asking for a response; either a reasonable explanation of why it s not being fixed or its repair within a reasonable time . It also turns out that if the property manager is negligent (meaning they had the opportunity or were in the best position to prevent economic or civil loss) they can be held personally liable. Also, if the apartment complex gets in enough trouble, if I were them, I d defer fault back to the property manger and civilly sue him/her. If you re the property manger reading this, well good luck with that!

You ll also find a bunch of links for: code enforcement process, legal action steps against property, city ordinances etc. It can even translate to another language to help for understanding.

Good luck everyone!

I am a person who leapt, before they looked, as I liked the layout of the complex, and readily put down a deposit on an apartment in anticipation of living here. I appreciate the manner in which information about this complex was shared, and after the first reading, I said to myself absolutely no way, but will get the appropriate Police Report before making my decision. In the event that the crime problems are confirmed, I shall forfeit my deposit, and consider it a lesson well learned. I will share the results of my findings

I couldn't agree more with your analysis of the situation, and I am glad you are doing something about them. Not only is the office staff totally non-responsive (and you are right, there is a different manager every 6 months) but the corporate people are as bad, if not worse. They ignore you and the problem. I would suggest anybody that has problems with this place contact the Regional Manager who------------------- If she gets enough complaints, perhaps something will be done. She can be reached at: -----------------------------------. Flood her mailbox and perhaps we can get somewhere!

The current manager has been there for over a year. There has been no management change since 3/2007. Thanks for your concern though. If you look at the National Registery Sex Offender you will see for yourself that there is not a single offender on the registry with a Madison at Walnut Creek address.

The current manager has most certainly NOT been at the complex for over a year. It might be a good idea if you would look at a calendar before you list false statements. The prior Manager, Elizabeth, has only been gone a few months. Quit lying folks, and start dealing with the problems.

I couldn't aggree more. Going on my 2nd year here and am moving out as soon as my lease is up. Management is beyond irresponsible and awful. Not to mention rude. I was one of several people robbed last year by the maintenance guy who they refused to admit was involved. Mangement was changed after that, and then again, and then again in time for this year. The manager now did work there previously, but not as manager. And that woman Alisha is absolutely the rudest most inconsiderate person I have ever dealt with in this business. That's saying a lot coming from dealing with college apartment landlords.
