I have lived at Madison of Walnut Creek and have been sadly observing it s Death Spiral of deterioration, changing ownership, and the rotating door of Managers and Office Staff. It s sad, because at one time it was a nice complex, and reasonably well maintained. Today, it s a rotted hulk of it s former self and unfortunately, very little, if anything is being done to correct the rapid spin downwards to what can soon be referred to as just another Slum Property in Kansas City.
Much of what I have read from other reviewers here is sadly completely true. I have experienced over a half dozen Managers since I have lived here, and I quit counting the turn over in Office Staff a long time ago.
Examples of how bad things have become are 1) My alarm system quit working. The repairman came and his idea of fixing it, was to yank it off the wall and cut all the wires. He said it was so old that they couldn t get parts to fix it. When I spoke to management, they said they were getting bids for a new alarm system and it would be installed shortly. That was over 4 years ago. 2) When the air conditioner, which appears to be the original from the 70 s, quit working, as it does every Spring, the repair staff had to get in the attic to add a fan for air flow so that the poor old thing could at least try to cool the apartment. How did they do this' They stuck a short metal step ladder on my new washing machine, denting it and scratching it. Management s response was Well they had to get up there somehow! 3) The tile literally fell off one of the bathrooms shower walls. I informed Management of this, and to my horror when I can home a week later, they had totally ripped out the tile of the second bathroom which was fine. Now I had no place to take a shower! When I pointed this out, they denied they had torn into the wrong one, even when I showed them the correct bathroom with the tile lying in the tub. They fixed it also, poorly, and it leaks, and in doing they brought in a wet and dry vacuum to clean up the mess. The problem was that they had just used the vacuum to clean out a stool, with blue stool cleaner in it, which they splattered all over my apartment, ruining two expensive oriental rugs. Was I paid for the damage' No. 4) The roof leak, which has existed for years finally go so bad that the entire ceiling over the deck collapsed. Did they fix the roof (see pictures)' No, they just covered up the rotting wood, mold and mildew and proudly declared it was all fixed. 5) The roof is leaking again, and after reporting I,t the office staff will run to my apartment, turn on the lights and stare at the fireplace to see if it s leaking there. It s not, they are looking in the wrong place, but they didn t listen to where I told them it was leaking. Since they weren t smart enough to look at the actual leak, again, they did nothing.
I can give you a dozen more examples, but this will give you a hint. The place is literally rotting and falling apart, from the roof to the decks. I have made a recent report to the Kansas City Health Department about the mold and mildew and we will see where that goes. I have also contacted the City Codes Division. In the mean time, I am looking for someplace else to live. I have posted pictures to give you an idea or what you will get if you move here. I would encourage others to do the same to warn people. DO NOT MOVE HERE! If you do, you will regret it. There are other places with trees, and they actually take care of the buildings.

The place obviously has problems but it wasn't built in the 70s so there's no way your AC could be that old. My grandparents live right near St. Pius and I can tell you the complex was built no earlier than the late 80's, if not early 90's. My husband lived there while we were dating 8 years ago and it was not in nearly such bad shape. Things have really changed.

I currently live at Madison and I can agree it's gone way down hill. The photos posted are accurate. I'm afraid to use my deck it is so dilapidated. On one side, the staff are like the SS with regards to rent (better not be late, if they don't have it by the 4th it's $50 per day penalty). On the other side, they don't maintain the facilities. The place is literally falling apart as my rent continually increases. I am moving at the end of my lease.
