Agreed the water bills are high, however, the spacious 3 bedroon townhouses have 3 toilets flushing, 2 showers, 5 sinks, a dishwasher and most have a washing machine. These luxuries equal out to alot of water being used. Maybe if we all tried to be a bit more conservative in our water usage, and see if that makes a difference. Not everyone can afford to drive a new car, what may be junk to some, others may consider transportation. As far as the staff, I have never had any problems with maintenance, and the managers are very friendly and responsive to any situation that may arise. I find them to be professional and if I have any kind of problem, I inform the office, and they promptly take care of it. They can only be uninformed if your problems are not being addressed directly to them. Oh, and by the way I don't see water dept on their front door, maybe thats a good place to start!! And as far as the trash situation, just be glad your not getting a bill for that too! Have a nice day.

My husband has been living in this complex 26 years, and me, 10. Tell me please when did flushing toilets, operating sinks and a dishwasher become a luxury? My husband and I are very conservative with the use of water as well as energy. Matter of fact, we use our dishwasher for storage, not washing dishes - WE NEVER HAVE USED THE DISHWASHER - EVER. I agree that the managers are very friendly - a little too friendly perhaps to the point that they tell the tenants they are unhappy with the utility bills as well and NFI will not give them information to tell their tenants. Regarding the trash, perhaps if NFI would spend a little of the profits they are making off of their dedicated tenants they would be able to pay Defenbaugh to pick up the trash once a week more often than they do now and therefore not have unsightly waste spilling out of the dumpsters. Additionally, if they would spend some money on energy conserving windows and doors, our electric and gas bills would not be so high. In this regard, I have placed several calls to Energy Billing Systems out of Colorado, where the gas and water bills are generated and they have NEVER been able to respond to questions such as, "What is the formula you use for the charges you are billing the tenants"? "Is there ANY administrative fee that is being passed on to the tenants"? and "Why do people that own their own homes, same amount of bedrooms and bathrooms pay HALF of what we are paying"? Those questions have not been answered. About junk vehicles, I consider a car with no paint, broken windows and no license plates a junk car. I also consider filthy graffiti painted on cars to be junk cars. Maybe that's just a pet peeve of mine but I don't really think so. Your constructive thoughts are invited in reply to this review.

NFI is the same company that runs Vivion Oaks. Take a look at the reviews there too.
