Comfort, responsive management, excellent maintenance

I moved into Roanoke West in mid-December 2002. My first impression was positive: photo ID was required to tour the property, which speaks well for concern for security; management was attentive and concerned about my needs in moving; I noticed the immaculate grounds (I've seen no better anywhere in the KC metro area) and the good upkeep of the property, which had recently undergone a $1.3-million renovation. I liked the sunny brightness of the rooms, the hardwood floors which are virtually a work of art, and the almost total isolation from street noise, in large part due to the new double-glazed heavy-framed windows that seal very tightly.
In two years of life here, I've learned that maintenance is superb. Most calls I've made have been answered within an hour, some sooner. I made my first emergency call the other night, and it was responded to in twenty minutes. Grounds-keeping remains excellent; security lighting is copious and contributes to a feeling of welfare. Off-street parking is ample and in times of snowfall, immediately attended to, as are all the sidewalks.
Noise control inside the building suffers from lack of insulation between floors--an almost universal drawback to multi-tenant housing anywhere. Upstairs apartments are not all carpeted. On the whole, though, tenants are quiet and considerate and there are times when it is totally silent for hours at a stretch.
Heating and air-conditioning are superb. And new heat pumps are being installed as I write this, on at least two of the buildings. I have been very pleasantly surprised at my low electric bills--the well-insulated building pays dividends to tenants!
The one thing that has disappointed me most in two years is the frequent change in managers, caused, as I understand it, not by resignations but by re-assignment, as the managing company also has several other properties (including some exclusive Plaza ones). I feel managers need a chance to get to know tenants better--granted this would be difficult with possibly 200 or more tenants, still two or three months is not enough time for becoming familiar with many of them.
On the other hand, almost all the managers have been sincerely helpful and committed to serving the best interests of tenants.
It's pleasant to be able to look forward to coming home to your apartment; I've dwelt in apartments for over 40 years now, and this is the first one I could consistently feel good about calling home.
The buildings, by the way, were completed in 1942, and typify the solid construction that was the norm in those days. Many more expensive units constructed these days are houses of cards compared to the buildings at Roanoke West!
