Property Management Scams

The following is a description of the multiple ways that the Ethans Apartments refused to the agreed upon accommodations as signed in the leasing agreement as well as Victoria, the property manager s audacious attempt to hold me liable for damages that not only did I not inflict but that I had to live with for the year I resided there.
The day we went into the apartment complex to sign the lease we found out the staff had changed the unit we would be occupying. After signing the paperwork Amanda Alexander, my mother, and I drove over to the unit to inspect it and found it still dirty, the lock barely working, and worst of all, the carpet used and matted and smelling very strongly of urine. I was furious and called over and demanded to be moved to a similarly located unit or have the carpet replaced and the odor treated as well as the lock replaced. The answer I received from the staff was that they would not relocate me, that the carpet should be quite new, but that regardless they would have me wait an additional three days to move in so they could have it cleaned again. When I moved in three days later the carpet looked slightly better but still smelled potently of urine and looked to be several years old. At this point I called to request a refund for the days I had been unable to occupy and had been charged rent and was told this was not possible.
At this point as far as I had been informed by the complex I was stuck in my lease and resigned to make the best of the time. Over the next 12 months I dealt with quite the variety of issues and problems with the staff of the Ethans. First, I made at least four more requests to have the lock replaced, one night it took me almost an hour out in the snow to get it unlocked, I ended up having to replace the lock myself, a service which I believe the complex charges $40 for. I also began receiving extremely large utilities bills, (electric bills from $250 to $300) and discovered that the seals on my sliding glass doors had both gone bad and were providing no insulation, also, all of the seals in the door frames were falling apart allowing drafts throughout the apartment making it extremely costly to cool and heat the apartment. I put in three separate requests for the doors to be replaced as well as the seals and was ignored three times. Finally I came in to demand that something be done and a contractor was sent over by the staff, he emphatically stated that both doors needed replaced and were providing no insulation and told me that they would be replaced within two weeks but several months later when I moved out still nothing had been done. I also had a leak in the living room ceiling that would drip water, I put three requests in for this to be fixed as well, this time one of the staff maintenance workers came over and said that it definitely needed to be fixed because it looked to have mold growing in it but same as the siding doors, my requests were to of no avail and moths later when I moved out the leak was still there.
In addition I had a rock thrown at the back of my brand new car and the custom tail light crushed, on a separate occasion my car door keyed, and yet a separate occasion my sun roof ripped off and a $2000 gps stolen. A neighbor smashed into my aparment one morning claiming I had stolen some statue from him...the whole place has little hood rats running around vandalizing stuff. Finally, there is at least 15 wild (feral) cats running around the units at any given time.

At first I started to feel a bit sorry for you with the whole initial move in info you gave because unfortunately when leasing people do not pay attention to their upcoming move ins, this CAN happen. But then I hear your complaints about the "contractor said the doors would be replaced within a certain amount of time" Do you really think that it is up to the contractor whether or not the doors get replaced??? I think he needs the complexes approval. Sounds to me like the management either thought your complaints were whiny and nothing was really wrong in your apartment (since it is an apartment and not a home you have purchased)and maybe you are a bit of a complainer OR management really didnt stay on top of things which is hard to beleive with THAT MANY problems. Then I hear the HOOD RAT comment which is very childish and all the attacks on your personla self and belongings....sounds to me like you might be pissing people off around there so maybe I hit the nail on the head with the whiny, conplainer, childeish comments! If Im wrong....sorry but thats my opinion and if it was THAT BAD why didnt you throw a huge fit and demand that it was taken care of contact an attorney or something???

The Ethans is a hood, with all the crime and sub-par maintenance ( run-down apt.'s ). So yea you will have HOOD RATS and Thugs in the hood! It might be too late for you, but anyone else with problems contact H.U.D. if your complaint is ignored. I hope you have a copy of all your request, if so, you might have a case against the Ethans. If you dispute your deposit refund amount, don't cash the check, or you may lose your right to recover the disputed amount! I too stayed at the Ethans 2 years longer than I wanted, due to other apt.'s mistreating me worse upon my attempted move-in ( hard to believe others being worse -lol- ). For some people contacting an attorney or filing a complaint with an agency is not worth the hassle, and thats why the Ethans continue their scams and ways of mistreatment. I moved to the Vintage at Zona Rosa. The apt.'s are newer, nicer, and the staff was better of course. With the savings from utilities, I only paid $100 or less more, and I would of paid more for the peace of mind that I got after living there. Those of you that didn't know about this site or moved into the Ethans anyway, if you are having problems with your apt. or the staff, take the time to file a complaint with an agency ( City Hall, H.U.D. ect... )!
