For all of those people who say they've lived at the Ethans for multiple years, you better start a savings account because they scam you big when you move out. I agree it's not a bad place to live. In terms of living here, we never had any huge issues. They're not good at ensuring peace and quiet like they say in the lease--we had a neighbor that played extremely loud music at all hours of the day and night and the Ethans just acted like I was stupid every time I called them about it. My friend lives down the street in an apartment where noise complaints are taken seriously. Other than the noise, we had no bug problems or theft problems. The parking is crappy unless you want to pay $30/month for a covered space. They do have really good rent prices, so you kind of sacrifice a few things, like good management, when you decide to live at such a cheap place. Insulation is bad and the apartment complex as a whole seems like it's starting to fall apart.
The major downside comes when you move out--no matter what, you will pay for new carpet and you will pay about double what it is worth. If there are stains in only one spot, you have to replace carpet in every room, even if it's in perfect condition in the other rooms. They also tried to charge us a pet fee of $50 when we didn't even have a pet. I was present at the walk through and nothing was mentioned about smelling pet odors or anything, then I get a piece of paper in the mail saying I have to pay this $50 on top of already paying over $500 for new carpet for a less than 600 square foot apartment. When I asked them about it, they said that it smelled like a pet had been there, therefore they decided to charge me the $50. So they feel they have the right to make up anything just to charge a few extra bucks. Scam! They will do anything to make money. I repeatedly asked them why nothing was mentioned about this pet smell during the walk through and they had no answer. Hmmm...I would say because there wasn't one! What morons!
Overall, if I could do it again, I would pay a little extra a month at a different apartment complex to avoid all of the crap that I went through in just trying to move out. The acceptable living conditions for the year I lived there and the cheap rent was not worth being made to feel helpless against these inconsiderate people that care more about scamming people out of money than they do about making an honest living. I'm in the process of talking with corporate regarding the $50. We'll see how that goes. I would appreciate any suggestions in terms of other routes I can take to avoid paying the $50.
Rent at your own risk...if you do end up renting here...start saving and plan on paying at least an extra $500 to live here when you move out.

Good research on finding the company info even though it wont really help. Vern Schaller is the person in charge but his go to person is Jenny Wade, the regional manager or some title like that. Not that talking to her will really help either because she will more likely cuss you out first. Se is a horrible manager and will talk about you behind your back as soon as you walk out the dor or hang up with her. She is hot tempered and if she doesnt yell at you then she will fire whoever did your walk through with you and didnt mention the pet smell even though she is the one that set the rule to charge EVERYONE the $50!!! Dont cash the check!!!!! CallFair housing they will cause so much trouble for this place you have no idea!!! They wont do this anymore if they get involved I promise!

I've tried to warn people about this common SCAM that the Ethans run. My apartment flooded several times and they charged me $50 too, as if they cleaned the carpet, then threw it out or replaced it after cleaning. I know these are hard econimic times and the Ethans do too. Don't cash the amount (check) you did receive as a refund, or you might lose your right to dispute the $50 ( this too is part of the Ethans SCAM). You had a walk-thru and they did not tell you about the charges at that time, so you have a valid complaint. File a complaint with H.U.D. and City Hall.

Of yeah, they tried to say that I had a pet but I never went in to pay my pet deposit... also they wanted to charge me like $600 for "new carpet" that had to be installed after I moved out. It said excessive wear...how how does one person make excessive wear on the carpet? Did I scoot my behind on the carpet everyday or what?
