I was impressed with the unit when I toured the model.It was fairly new and the grounds were clean and the landscape was well kept. A friend of mine knew someone out here and told me about it . After I moved in he broke his lease after being here only six months , due to the noise and vandalism. The apartment are centrally located to the mall, movie theatres, the freeway and the grocery store. I do like the area. But it took almost two months to get me approved even though they kept telling me everything looked good. They kept having me to bring this document or the other into the office, instead of telling me this at one time. I came very close to changing my mind. The unit is nice, large rooms , walk-in closets. Not enough cabinet space though,and no linen closet. You just have the storage area under the vanity in the batrooms and the drawers don't pull out. The first month I became concern with the knowledge of vechile thefts and vandalism. My vehicle was even dampered with. I had an alarm put in my apartment to feel half way safe. The office is not open on the weekends , so some tenants I guess take advantage of that fact ! Children ride their bikes through the first floor of the apartments.I walk out of my door at times to trash outside my patio. At times I hear loud music from cars at night. I know when you live in apartments , you have to realize that there will be some sort of noise, but I can't understand how two small women can walk so hard ! I have complained, but nothing changes, you can hear every step that they take . As some as they hit the floor, as they walk through their apartment , I hear it. You can hear them when they are in the kitchen as well in the batroom. You would think that they would be better insulated , being that they are just about two years old.Also the apartments are cold in the winter .I will not be renewing my lease in April. You are only allowed to have two pets to an apartment , but there are some who have more. Management started complaining about tenants who didn't pick up their pets dog boop and charging them a $35.00 extre fee. But you don't see dogs running outside not being watched.

I am a resident at the Orchards and although I do sometimes hear my neighbors I am well aware of the fact that this is apart of apartment living.I know that if I did not want to hear the things that come along with apartment living, like hearing kids playing, I need to ultimately look into purchasing a house.At the time of me applying I was informed that it would be at least a two week process, without any complications as far as verifications, so you must also be in a Tax Credit apartment.Everyone knows the process is more extensive than just paying the full rent, which was only a 2-3 day process if you needed to move sooner. When I toured the apartments I was informed of the fact there was not a linen closet, but I went out and bought a storage shelf that I put in my laundry room. I have a 2bedroom 2 bath, so in each bathroom I have also put over the stool shelves with space for personal items to make more room and I love the space!.The management has even allowed me to put up a bar in both of my walk in closet, which has made that much more room for all my clothes. Yeah, I've heard there was vehicle thefts, but come on folks, this happens in Overland Park, Lees Summit, Blue Springs, basically everywhere. My friend's father lives in Lakewood homes and his truck was stolen from the driveway and found in a small town somewhere.As far as it being cold, even houses are like this sometimes that's why it's good to put plastic over your windows, it's called winterizing your home! I am not a animal person, so I think two pets is one too many! I think that instead of charging $35 for poop pick up people should be fined and when dogs are not on a leash they should be fined also, it is a law to keep animals on a leash.People need to start speaking up about things and participating in the community instead of saying "I don't want to get involved", but complain about stuff.

I am a resident at the orchards apartments and I moved in shortly after they were built. Wes I agree that apartment living brings many things like noise, children playing and some times animals. But I have a few complaints that are not just apartment living issues. First of all the units are very poorly put together which is the reason for the excessive cild in the winter. I have a gap in my door that is wide enough to almost see through and in the winter time the snow comes in also the amount of air that comes in through my second bedroom seems like there is not a window there at all. the sealent around my counters has loosened. I can see indentures in my ceilings and if you barely touch the walls they get dirty. Around the baseboards and windows sills the "wood" is cracking. I choose the Orchards because of the location and school district and they look pretty good until you live in them and see them falling apart. I have not moved yet due to expenses and I wanted to stay in the school district. But I will not be renewing my lease this year. The Orchards are owned by the same people that own Stonegate Meadows which is a total Section 8 property and is known to be a bad complex and it appears that the Orchards is taking the same turn.
