I have lived in Vintage at Zona Rosa, formerly Vintage at Pheasant Run for two years. When I first moved in, things were great, the staff was kind and helpful, management would talk to you, but one thing I found very curious. No matter how many times I asked, I could not, and HAVE NOT gotten a copy of my lease. Not even on my renewal in 2005. I'm moving out in two days and I STILL don't have a single copy of my lease.
The few things I did notice about the complex were the shoddy building materials where you could hear people arguing, yelling, talking, having sex... even their television. But I've lived in other complexes that were similar, so it wasn't THAT bad to me. However, at my renewal there was a gentleman next door that made it a habit of turning on his music at 3am, not low but extremely loud rap music that reverberated through my apartment. I called CONTINUOUSLY and complained, as well as his neighbor that lived above him. The lease stated that if there were 3 noise complaints it would lead to an eviction. I called once, the apartment security showed up. Called the second time, nothing happened. Called the third time at 2am, security showed up again and screamed at the guy... I overheard that. Called a 4th time, again nothing... called the cops... called the cops again. The funny thing about it, was apparently he was a friend of one of the leasing consultants, and on at least one occasion their vehicle was parked in the parking lot when the music was excessively loud, I even told the manager about that. The neighbor above him, moved out. Eventually they moved him to another apartment building in the complex, I feel for the neighbors over there.
I had a bird fly into my dryer vent and DIE, when I went into the office to request maintenance immediately (it was rotting and I had been out of town so there were maggots), it wasn't a simple please report to so-and-so apartment, it was a 20 question interrogation before they even contacted maintenance. Did I know what was in there' How did it get in' Etc. Stupid questions.
My friend had to break her lease at this complex, after the terms were agreed upon they still tried to charge her an EXTRA $600 lease break fee.
My apartment has flooded, because of the lack of upkeep on vacant apartments during winter. In fact, after the apartment next door flooded for better than 12 hours, they still did not remove the walls and look for mold. Moved a couple in with one small child and another on the way, and the husband had horrible allergy problems for the two months they were here.
If you live on the bottom floor, be prepared to buy at least one bottle of Drano a month because your tub will continuously stop up. If you get home after 10pm, forget parking near your apartment. And if you are a single woman, don't get a bottom floor apartment, for two years my shrubs were never trimmed so I could see my patio fully. They JUST did it.
All in all, while this is by far not the WORST place to live, you are definitely paying a lot more than what you should. I do not recommend this place unless they hire an entirely new staff, and start abiding by tenant law policies, which they do not at this time. The only thing redeeming about this complex is maintenance, they are nice and helpful. Thank god for that.
