Now, they are ridiculously over-priced condominiums

Everything the other reviewer wrote is true. Upgrades HAVE been made, however, they are cosmetic only. Deteriorating wooden privacy fences have been replaced with white plastic ones; plastic crown moulding has been added to the living room/dining area; and plastic adornments have been added to the outside of the doors. And now the apartments have been converted to condos. A tiny one-bedroom starting at $165,000.
I lived in a 3 bedroom townhouse for 9 years. The rent was steady for the first 7 years and then went nuts. I moved when they wanted to raise my rent from 850 a month to 1200. I knew then they were wanting to get people out so they could go condo.
I'm now renting a 2 bedroom duplex in Kirkwood for $650 and am quite happy.
I could afford to buy one of the 2 bedroom townhomes, but after having lived there, I won't.

Kirkwood Manor Place is a Condominium complex now, yes that is true; however they also have some great rental units available (yes condominium units, but what???s in a name?). The rental units that are nicely updated and some updated like new. They are great rental units for someone looking to live in Kirkwood or students going to school nearby. I???d say check them out!
