I've lived here since 10/04 and am moving because of highway 40 construction. I've had a pretty positive experience here, but I would echo the same sentiments as others. Office and Maintenance staff are truly nice except for the manager, Jewel. She is sneaky and "forgetful" of promises she makes on lower deposits or rent. Other than Jewel, the rest of the staff are actually pretty honest and helpful. Maintenance is good and will come at night for emergencies. Worst maintenance gripe is the snow removal...it's always slow to happen and they shovel snow in front of cars so you get stuck in your spot. Sidewalks are rarely cleared, and they leave a bucket of ice melt by the door for you so you have to do it yourself.
The person griping about rent increases was totally correct! They charge now for water/sewer/trash and even a perfectly paying renter will get slapped with yearly rent increases to stay. I agree that not a lot of love is shown to renewing lessees. My advice is to vacate or threaten to vacate and ask them to work on price...they usually will. Apartmentwalls are thin and you will hear neighbors and water (especially through the vents in the bathroom). If you are really concerned, the top apartments are the way to go since you hear nothing (I know, I have lived in both) but since they are vaulted you pay a lot to heat and cool them. Middle and basement apartment utility costs are about half of the top floor units.
Griping aside, they are decent apartments in a great location. There are things I would change, but they are definitely a good place to live. Very safe, more than adequate parking, and storage in the basement for each apartment. They are older and the kitchens need updating, but Waterford really is a good place to live...even for a younger single woman.

My name is Jewel and I am the manager of Waterford Manors. In reading this review, I am disappointed and would like the opportunity to discuss this reviewer's feelings about their experience at Waterford Manors. It is my goal as Property Manager to be very courteous to residents and provide them with excellent customer service.
In my career as a manager, I have never experienced any occasion where resident rents are reduced or deposits are reduced as property improvements continue and costs of living are always increasing.
At renewal, I encourage residents to visit the leasing office to discuss their lease renewal, to see what can be done to make the resident comfortable that the apartment that they are renting is worth the rent that they are paying.
I assure any renter that the staff of Waterford Manors puts forth their best effort each and every day to provide the best customer service that we can offer. Although, we cannot always fit the needs and wants of every prospective renter; we hope that you will allow us the opportunity to show you that we have chosen our careers because customer service and making people happy is important to us.
