Recommend! Cheap, close to MSU!

I have read the two reviews below one impartial and the other scathing as well as the responses from Russell, the landlord, and two others whose identities remained anonymous. I believe the scathing review is a bit melodramatic. In response, first, if you didn't enjoy searching for parking then pay the $10 a month and get your own carport it is yours and only yours and anyone should be able to flip $10 extra bucks a month. Second, everyone in my building was always notified when maintenance would be entering my apartment. They are required to by law! Anyways, on to the review...

I lived at the H&T apartments for two years while attending graduate school at Missouri State. I originally lived in a one bedroom, broke my lease, and moved into a two bedroom with a roommate to save on rent. This area of Springfield doesn't have the highest socio-economic status, but I never felt unsafe and slept easily at night. The liquor store behind these apartments did bring in an interesting element (i.e., drunken frat boys and/or screaming sorority girls) around 1:00 am typically Thursday through Saturday, but nothing out of the ordinary, and it was never overbearing. The apartment walls are pretty thin and I could hear my neighbors walking above me, but it was never too awful. Basically, if you're looking for a place to live where you don't hear other people's music, footsteps, etc, apartment living is not for you so buy your own house!

Overall, the H&T apartments are not luxurious; however, they were more than adequate! The apartments were extremely clean, everything worked properly, and, if necessary, maintenance was prompt. The rent per month was unbelievably inexpensive! My one bedroom apartment was a little over $430 and my two bedroom was around $580 (divided between my roommate and I). The kicker is that management paid all utilities! This was ideal for a relatively broke graduate student living on $700 a month.

The on-site laundry room was convenient, extremely clean, and cheap (50 cents to wash; 50 cents to dry). I always did my laundry in the morning hours on weekends and never had a wait. However, with only two washers and two dryers, if I needed to do a load in the afternoon or evening I occasionally had a wait.

Management was always pleasant, and I never had to wait too long to speak with someone. When I broke my original lease I was required to pay a $600 fee, per lease requirements, but management was more than accommodating in setting up a payment plan allowing me to pay the money back over a three month period. In addition, when I moved out of both apartments, management was always fair in returning my security deposit. I had only minor deductions and received the majority of my deposit back each time (Note: I did take a couple days to clean the apartments thoroughly, and did not just give it a good once over). When I had maintenance issues, management always had maintenance staff at my apartment promptly, typically, the same day.

I can see how parking may have been a problem for people who didn't pay for their own carport, but there was always on-street parking if necessary. I did pay the extra $10 a month for a carport and I never experienced door dings or break-ins; although, learning to park between the poles of the carport was a little tricky at first.

I think this sums up my experience sufficiently. I would recommend H&T to anyone who is looking for a basic, inexpensive apartment with a 5 minute walk to MSU. Apartment living is what it is, and when you live in an apartment complex you always roll the dice regarding who your neighbors are. I've lived in several different apartment complexes, and using those experiences as reference points, the quality of the H&T apartments are more than sufficient and I highly recommend them!
