I moved out in May and have the previous review also and wanted to add this.

On move out they charged something like $30/wall to repaint if there's the slightest problem. A scuff' $30. Ding' $30. For a 5-10 minute wall. That must be expensive paint and labor charges. I bet the painter has a PhD.

Despite having staff there on weekends they can only do formal walk troughs on weekdays. Clean the stove and fridge out really well. They charge to clean this.

One thing I did was save all their old light bulbs and put my own in that cost more and used less electricity. When I moved out I put the originals back.

When I did got my remaining deposit back (2/3) a month later they had mailed it TO THE ADDRESS I MOVED OUT OF. If I had not setup mail forwarding with the post office I would not have received my check. How did they manage that with my correct address on the document they included with their check' My only answer is incompetence.

First, Recluse spiders are extremely common in Southwest Missouri and can be found anywhere. In any event, our response is clear and quick with the company "Bug Zero" that does a three step treatment to rid any apartment of spiders of any kind. Secondly the posting on the fire extiguishers is inaccurate at best and deceiving at most. In fact, I just received today an inspection from the fire marshall with no violations period and anyone who wishes is welcome to a copy of that inspection. thirdly our lease agreements are clear and written so that anyone can understand them by reading and we also take time to explain every clause at lease signing. These are available for review by anyone who wishes and I'm sure that any resonable person would find the provisions sensible and logical for all parties. Lastly on the maintenance problems mentioned above, these allegations are news to me since we endeavor to respond to all maintenance requests within 72 hours. A stopped toilet would have overflowed and flooded the florr had it not ben taken care of promptly. When were not able to quickly respond to a situation like this, then we sublet the maintenance to an outside vendor. It is true that in some spots the trees have overgrown and it is also true that Springfield went through a very serious ice storm that still in July has the tree companies busy repairing storm damage. We have noticed the problem and will respond when when people are available to trim and remove the tree debris. Thank you, Russell Meck Owner and Manager University Park Apartments

The **bushes** were hanging into the parking lot for 9 months before the ice storm and given their size likely for much longer before that. Seeing as the majority were unaffected by the ice (and one that was was taken care of) this seems an excuse at best. The extinguishers were out of date or missing (theft) for months. They would keep up empty ones where they were in place in some situations. Just something to look for if you visit. There's one per 4 units and in each laundry facility. Read the lease in detail before you sign it of course. Where it references a clause in a different numbered section make sure that's listed in the section given. It may not be there. This does go to prove they have no real feedback system from the people that do maintenance for them if someone can not do the work and they don't know. They are aware that several items took months to fix due to having been put in for 3-4 months in a row in their own records system by a member of their staff. Perhaps for a valid reason but it still happened. No, not all stopped toilets flood the floor if you're smart. Although it's possible they purchase really cheap toilets that tend to flood the floor no matter what.
