I've read many of these reviews and I'm wondering can things really be that bad at the Pavilion Apartments. I think when you are renting an apartment you must take the good with the bad and we all know that there's good and bad at ALL apartments. I was just approved for an apartment here and even after reading these reviews will accept their offer. If things don't work out then I'll simply moved when my lease is up. I personally feel like some of these reviews are probably accurate but I wonder about some others. The Pavilion has over 400 apartments which means they will NEVER be able to make everyone happy. I'm sure if the people who were satisfied with the complex would write reviews, the Pavilions numbers would be alot higher. I even read reviews on other complexes and most of them have the same complaints - water problems, ants, and poor management. I'm a good tenant who will pay my rent on time and not cost any damage to the apartment and in return I expect that management will do their best to be great staff. If anyone can give me a real reason to stay away such as crime or anything that would be unsafe for me and my daughter I will most certainly listen. Let's see...while we lived there (for 2 years), someone stole a checkbook out of my husband's car & wrote $600 in fraudulent checks, a lady got carjacked at knifepoint with her baby in her arms, there is the smell of pot EVERYWHERE, our downstairs neighbors got broken into thru their sliding glass door, and when you go to move out, they will find EVERY LITTLE THING to charge you for, even if it's a virtually unpreventable minor cosmetic issue. There are drug dealers & sex offenders living in and around those apartments. Check familywatchdog.us to see for yourself. Plus, the Colony & West Pointe are right there, so there's constant noise, traffic, and shady business going on because of too many people in one area. The 7-11 across the street recently got held up at gunpoint as well. Believe me, the place looks okay on the inside, but you're going to get more than you bargained for if you move in.

Being a resident for a year, there are alot of things you just don't notice when you see the place for the first time. See my review with the title "The Windows..." To be honest the first few months were ok, but then things changed. It got cold outside being winter and that's when I really truly noticed how bad the windows were, in hindsight I wish I would've taken pictures of the ice build up, and if I'm foolish enough to sign another year lease I will certainly take pictures this winter. As far as crime, I haven't noticed much, however they have just sent out a letter to all residents concerning recent robberies that have occured. I'd certainly consider getting an alarm system as well as not living on the ground floor. Alot of the neighbors are quite noisy and inconsiderate, so my advice would be to cruise the area your apartment will be in about 9pm-2am a few friday and saturday nights before you sign the lease to make sure you know what you're getting into. Alot of people are moving out I've seen the past couple of months, probably for stronger reasons than I have for leaving; I would just hate to see someone get suckered in just like I did, especially being a mother/daughter, they'll take advantage of you which just isn't right at all :/ - Good luck and I hope this message reaches you in time before you sign.

Even though you have already made your decision, withgoodwiththebad, hopefully this could help someone else reading reviews on The Pavilion.
I lived there 2 years ago and during my stay had constant issues with the plumbing. On 3 separate occasions, I had water pouring out of my ceiling. The first time, I was awoken at 4 a.m. to water splattering on my bathroom floor. It was just pouring out of the air vent in the ceiling. After I got the lights turned on, I saw that it was the entire ceiling of my apartment, spanning from the bathroom, over the kitchen, and in the dining room area. The kitchen track lighting filled with water and was ruined. To resolve the issue, a maintenance guy came over, put a bucket on the floor and punched a hole in the ceiling with his pocket knife. No further action was taken, even after it happened 2 more times.
There were also severe sewage problems. The sewage drain in the utility closet backed up on multiple occasions, soaking the carpet of my closet and a majority of my bedroom in human waste. There solution to this was to pull the carpet up and put a box fan in the closet. I was not given another unit to stay in on any occasion of this happening. Yes, this was a repeating occurrence. On top of the backed up sewage, whenever this happened, I would be without a working toilet, which would sometimes span for a week.
Several months after I had moved to another apartment complex, I got a phone call from a collection agency. The Pavilion had ended up reporting me to a collection agency for outstanding bills that I had ALREADY PAID. So that took another couple weeks of phone calls to prove the check numbers and dates of the payments.
After my experience and the issues others have reported in their own reviews, this complex should never even be considered in someone's search.

Wow! It's really a shame you had to go though that at the Pavilions. Even though I decided not to move there and rent someplace else I'm surely going to buy when my lease is up. It's like I'm wasting my money especially when you have places like the Pavilion.
