Excellent Value, Good Location, Nice Ammenities

We are living in Sun River as temporary housing during our out-of-state relocation while our new home is being built. I have been extremely satisified with the facilities and staff from my first preview visit through my living experience. The staff is friendly, polite, professional, and helpful. Problems with other residents are addressed promptly if necessary. Maintenance requests are logged and fulfilled promptly. The maintenance staff is professional, curteous, and prompt. The service man is even careful about not letting my cat out. I have never had to wait more than 24 hours for service - even when I damaged the garbage disposal by grinding up a small glass. There was no charge for maintenance regardless of why it was necessary. My unit is comfortable, and well laid-out for the size. Coming from a 2900 square foot home, I'm used to more space, but the space I have is thoughtfully designed. The kitchen is small, but they did an excellent job of creating as much cabinet space as possible. The bedrooms and bathrooms are efficient. The units are clean and well maintained. The fitness room is adequate and includes aerobic and strength machines sufficient for each muscle group as well as dumbells. It is a small room, and equivalent or better than what you would find in a Holiday Inn Express type of hotel. The room has never been crowded during my use. In addition, the complex boasts a great indoor pool, with jacuzzi, and a sauna. The pool is kept much warmer than I would have expected and is always clean and operational. They also have a nice size outdoor pool, that is also kept immaculate. I'm not sure my boys will want to move to the new house. Each unit has a small private patio or balcony, with a small outdoor storage closet. Each unit has one covered parking spot included, and additional vehicles or guests park in available uncovered spots, which I feel are plentiful.
Please keep in mind that these are not new or luxury apartments. The rent is reasonable, what I would consider average for the area, neither dirt cheap or expensive. The fees, deposits, and pet rent are all very competitive for the area. You won't find exceptional workmanship, details, or quality in the dwelling structure - but it is very adequate and well-maintained for the age. Newer, "luxury" apartments in the area that I considered offered smaller units, no indoor pool, but newer appliances and "higher end" materials/design for over $300 more rent per month, higher deposits, application fees, and pet rent -and they charged extra for a covered parking spot. Expect low end cabinetry, standard laminate counter tops, and average bathroom fixtures - but everything is clean and works. The grounds are not lavishly designed, but are neat and well maintained, year round.
The staff encourages recycling, and works hard to maintain a nice, respectful community. I can't say enough about the staff. They were attentive when I was considering renting, and after I signed my lease. Office hours are convenient. Tennants are treated respectfully. They went out of their way to assign me a unit appropriate for my family, and welcome us when we moved in, offering assistance above and beyond my expectations. Also, I'm very impressed with the maintenance of the pools. Both are very nice, and I'm truly surprised at the quality of the indoor facility, which is unusual to even offer indoor swimming. The pools have never been crowded during my usage (which is daily - weekends and weekdays).
I thought I would be miserable in an apartment while our house was being built, but I really don't mind being here at all. The only negatives I can think of is limited space and older appliances. I do wish they had managed to fit in a linen closet somewhere. The only unresolved problem I had was that I could not have my DirecTV installed because of mounting restrictions and my location, but I certainly can't fault the apartment complex. The cable wiring is old and could be upgraded, it took some extra effort to set up high speed cable modem properly - but everything is operational and satisfactory. My boys are happy. The location is convenient, once you get used to going out the back way and and making a U-Turn to go North on 94. I can't imagine why anyone has given a poor review of this community. I can only guess that they were "problem" tennants who had a grudge to grind because they had personal problems. The only expectation here is that you treat your neighbors with respect regarding noise, driving, use of facilities, disposal of trash, and pay your rent on time. There do not seem to be any unusual or excessive rules or regulations. All the rules are general common sense or an effort to maintain the property and provide a safe and comfortable community experience for all the tennants.
