Yes, the grounds are well landscaped, it seems they spend a fortune on landscaping
and landscape maintenance. ..but we've had constant problems
getting things done. They need to take some of the money they are spending
on curb appeal and make a decent place for kids to play so they will get out of the
parking lot. The play area for kids is not much; a sand lot with one slide and
a few tire swings. Maintenance is understaffed, and thus always behind. Scheduled work (they ask you to lock up your pets) often runs days behind without any courtesy call to tell you that they are running behind, so you end up having to lock up your pet daily for a week. Contractors are given keys to apartments and allowed to perform their work without anyone from the complex present. Office staff has been perpetually unhelpful and has a high turnover. Management is totally disorganized and changes frequently. It seems no one stays in place in that office for more than a few months.
Our mailbox has been broken into twice, and our mail stolen. Management refuses to
do anything about it. Mail theft has been very, very frequent. Every day I see a
box hanging open. It got so bad they now have you take outgoing mail into the office instead of using the outboxes at the kiosks. The thieves know that the office isn't going to try to stop it, so they continue without any interruption of their activities.
We have bugs AND mice, not roaches but those little things I think they call silverfish. It has nothing to do with cleanliness, our apartment is kept very
clean. It has to do with neither door being hung square. You can see daylight around the frame of both our front and balcony doors. Management's choice of exterminator refuses to do more than
sprinkle rat poison pellets, so the burden of dealing with the mice has
been left to us. They do not enforce the 'pick up after your dog' rule.
There are piles of dog**** everywhere. The ducks are nice, but the kids
are always chasing, kicking and otherwise harassing them. They chase the
females off their nests, and really go after the hew hatched ducklings.
More than one has
been maimed by the kids. Many people also
do not leash their dogs and allow the dogs to chase/attack the ducks. Power
surges are frequent (almost daily) and have damaged electronics and appliances. Washers/Dryers in the laundry room are often out of order for weeks at a time. The walls -are- thin. I am subjected to hearing my neighbors having sex almost nightly, the neighbor's dogs barking, neighbors slamming their kitchen cabinets, I can hear every time my upstairs neighbor flushes, uses their washer/dryer, takes a shower, walks across the floor or closes their dresser etc. I hear every time someone is on the stairs, and anytime anyone in this half of the building closes their front door. There is still evidence of Katrina damage. The apartment was not very clean when we moved in and had damaged blinds, broken fixtures and very dirty floors. . carpet that should have been replaced, was stained and overstretched from being cleaned too many times. A/C filters provided are the cheapest available, provided very erratically and if you want a decent one you will have to buy it yourself. Getting in/out of the complex (there is only one entrance/exit) can be hard, the traffic can be very bad.
It's not a -bad- place to live, but for the money they ask, I expected a lot better quality and a LOT better service!!!
