Well lets see...where should I start...The entrance on Washington Ave. I would certainly think, and a jury would as well, that the Owners of Herritage Properties have some responsibility to see that their tennants are safe. The only entrance to this place is a deathtrap. In the few months I have been here I have seen numerous accidents and have written several letters to the complex with absolutely no concern on their part. I have been told that as a direct result of this entrance being created by this complex one or more fatalities have been recorded. I do not recomend anyone moving here or even visiting until this is corrected. You certainly put your life in your own hands should you not heed this warning.
Secondly....watch out for the Slick Willie Leasing Agents. Before moving here I shopped. I wanted to be in this area due to work. I visited several complexes and got firm pricing from each. The Reserve beat the competition by a few dollars. After leasing my first month I recieved a water bill which by no means was mentioned. l Although in a hurry, Slick Willie had me sign a document saying I agreed. Had I known this I would have been living elsewhere. I don't mind paying for a utility, the point is, I was decieved, and could have been living closer to work cheaper.
Furthermore, there is currently a class action suit in the making in regards the way you are billed. Mississippi Law is very specific on sub-metering and they are clearly breaking the law. Move here and you will be paying a flat rate, governed by the complex. In other words,if your neighbors waiste...you pay!....and to top it off the bill comes from "CON"-service!....It's a con alright!
Next,...Park your car, R.V., Boat, in the wrong place...the gustoppo will threaten to tow it...no asking...just a very inappropriate parking ticket with a threat.
I could go on and on....so let me be brief so you get the picture....what the wild ducks don't ---- on the wild cats urinate on....the pool is always filthy, the gym combo is never the same so don't try and get into a health kick as I did. You will be discouraged after several attempts of not being able to get in. Thew alarm systems do not work and crime is out of control in this complex...forget nailing it down these criminals bring claw hammers....and at times I wonder what country im in here! At least since the people from south of the border have moved in, the ducks are dissappearing! I just wish they would aquire a taste for cats!
Did I mention the latest' If you are (5) days...not (10), but five days late you are charged 10% of you rent for a late payment. Today a neighbor told me they had notice on their door that even if you are overdue with a balance of 10 dollars, it could cost you 100.00 in late fees.....this place is ridiculous.
Trust me..Reserve Apartments is a bad choice unless someone takes charge and makes some changes.
