My husband and I have lived at The Mark for over one year. Overall, we have been pleased. Our biggest complaint is the flooding problem that occurs on the southwest end of the property. They do have signs that say "AREA MAY FLOOD DURING HEAVY RAIN", but in my opinion they should change the signs to say "IF IT EVEN LOOKS LIKE IT MIGHT START RAINING, MOVE YOUR CAR TO HIGHER GROUND". My husbands car has been flooded once - mine has flooded twice, the last time making it necessary for the entire interior of my vehicle to be taken out, cleaned, and dried, a process which took several days at great expense. The reason for this problem is not so much caused by the fact that this end of the property is low and close to the creek, but because of insufficient drainage. The drains in the parking lot have grates that are too small to allow the surface debris through, so in any heavy rain situation, the debris clogs up the drains immediately, thereby flooding the entire area - were talking knee-deep water here. As anyone who is familiar with this area of Mississippi knows, heavy rain and dangerous thunderstorms often whip up without notice, making it exceedingly dangerous, if not impossible, to go outside in the wind and lightning to move your vehicle while the tornado sirens are going off. Not to mention that it could happen at night while you are sleeping, or even while you are out of town and have left one of your cars at home. This could all be remedied if some attention were paid to the drainage issues. They put the signs up, so they obviously know it is a problem - I guess the signs are less expensive than actually correcting this issue (which affects many of the residents in that part of the property, not just us). The most disappointing thing is that our letter to the management about this situation and our damages was completely ignored - we never received so much as an apology. I will say that in recent similar cases, apartment employees have been outside making residents aware of the flooding and helping them move their vehicles, so at least they are paying some attention.


Because moving is such a hassle, we decided to stay at The Mark despite this problem. We just have to watch the Weather Channel more closely and plan ahead if we are going out of town.


The management recently hired new maintenance staff, which has been a big improvement. They finally took the time to realize that in order for us to have hot water, BOTH heating elements in the water heater had to be replaced, not just one.





For the size and convenient location, we feel that The Mark is a good value. Residents are typically responsible adults who have left their loud, rowdy college behavior behind them. We have not encountered any safety issues, though I do not think that is the case throughout the property.
