I moved into this complex within the last 30 days. The noise complaints in the other reviews is probably due to people picking a bad place: near the garbage dump, etc. I didn't make that mistake.
I moved in and found a couple of things broken or needing repair immediately: bannister, light fixtures, locks. But I can't stress enough how EASY it was to get things done. The "act of Congress" might have been due to resident-rudeness. The maintenance men have been extremely polite, efficient, and professional. The staff in the leasing office usually move at a frenetic pace, but that's because these apartments are prime real estate situated at the central juncture to North, East, South, and West Jackson areas, and right by the Trace Trail, etc. In short: if you expect to be treated like royalty, go somewhere else. This is a human community and you're not king!
If you're polite and patient and make your requests known, you are treated with respect and kindness and professionalism. Go figure. Odd, I know.
The pool is busy, which is a good sign: it's not scum water. They take care of their property! The tennis courts are used quite a bit, and I've yet to hear complaints about them; I know they're sufficient for my needs.

As a side note these apartments were just taken over by a new managment company just a couple of months. They may do a far better job. We were there for two years and three different managment companies.

FYI: My AC was broken THE DAY I MOVED IN (End of May - you know how hot that is in Mississippi) and we called them as soon as we realized it wasn't cooling the apartment. It was 10pm before "emergency maintenance" showed up. I was not rude AT ALL despite the fact my family was passing out trying to help move furniture in b/c it was as hot inside as it was outside. It broke a month later when family was visiting AGAIN and we were NOT RUDE. It broke about 6 weeks later (I woke up w/ food poisoning so I was VERY SICK and my apartment was 85 degrees IN AUGUST). Called again - NOT RUDE - each time they "fixed" the problem temporarily". After it went out 2 more times and they told me to just "sleep with my windows open" even though I am a single female, living by myself - I decided enough was enough. I lost all patience and didn't renew my lease. I didn't expect to be treated like royalty (so you don't have to be a smart ass) but I do expect a little respect as a human. AC is not a luxury in the south, it is a necessity and to think that they would expect me to be patient while they didn't want to RESOLVE the issue over a year's time is ridiculous. The new management may be better now, but I personally wouldn't go back. I have lived at The Trace apartments off Pear Orchard (they were just too small, but staff was nice and quick to repair problems) and have now lived at The Lexington for a year and 1/2 with absolutely NO PROBLEMS. I would recommend either of those places over the Arbors. Sometimes, being nice just lets people take advantage of you and you eventually have to put your foot down to get something done.
