I moved to The Trace in early 2007. I needed an apartment on short notice and this was the only one I liked. Mistake from the beginning. Our apartment was inspected by someone from the city of Ridgeland. One of the outlets in the bathroom was the wrong one and the balcony was very shaky. No one from the apartment ever came to fix it. Our kitchen lights burn out constantly. They have been replaced numerous times. The window in the living room does not lock! The front door is a piece of crap. I just noticed tonight there isn't even a pin in one of the hinges. I can shut it and my toddler can open it without even turning the knob, just pulling on it lightly. The same goes with the bedroom door. It doesn't catch and can be opened by lightly pushing the door. It is very hard to lock the front door, you have to get it just right. The ceiling fan is noisy as heck if on a lower setting. The patio door has been painted over so many times, the layers of paint are falling off and into my apartment everytime I open the door.

On to the outside. It is a pretty nice setting with all of the trees. But there is dog poop everywhere so you can't even walk out into the grass. There are potholes everywhere. Uneven sidewalks are everywhere. The roads are hardly big enough for two cars to pass eachother at some points. Maintenance parks their trucks on the roads so only one car can pass at a time. The mailboxes are pieces of crap. Everytime I go check my mail, there are always some mailboxes that are open. Not because people leave them open, but because they just don't work anymore. Thank heavens it's not mine. The swimming pool is pretty good looking also.

The staff is okay. Sometimes don't know what they are talking about. I'm always told something by one staff member and told something else by another. The maintenance staff sits around a good part of the time smoking and just hanging around on the golf carts.

I personally would not recommend these apartments. They are pieces of crap and really need to undergo some SERIOUS renovations. I am so unbelievably happy to be moving.

It is a shame that this reviewer uses the c**p word so often, but what they have to say is accurate. The residents want to enjoy living at The Trace, but the apartments and the grounds are falling in to disrepair, and the management just talk nicely to you, but end up doing nothing.

This is a very accurate review of the property. They present a pretty picture when you apply, but it is all downhill once you sign the lease. When I moved in I had a long list of repairs for the "move in check list." When I turned it in they asked, "What do you want us to fix?" Well, I have been here almost a year now and most of the items have still not been fixed. It is an awful place to live. in fact, it just gets worse and worse! (I would not still be here if my situation were different.)

I agree that this is a very accurate review. We have experienced mistreatment and incompetence by the management staff. We have complained about our stove not working properly. They eventually sent someone to repair it. It still undercooks food. We have complained 4 times about abandoned vehicles and they appear concerned and then do nothing. We have complained about rotting garbage in our breezeway and nothing has changed. It is clear that they take our rent money and ignore any and all calls for work beyond the collection of money. I would never recommend The Trace Apartments to anyone.
