When My wife and I looked at Avalon Peaks the grounds were fantastic.
They were manicured and well cared for.
We have been here for a little over 1 year.
My how things change.
During the winter they dropped the rent, and it did bring in tenants that were not considerate of their surroundings.
Large amounts of dog poo are always to be found.
The grounds are not kept up like they were and the back of the apts are filthy dirty.
They do not have the budget to clean them.
They are older apts but spacious.
The pool is great as long as they keep cig butts out of the pool.
Any issues with repairs they are johnny on the spot.
The direct management is great but the Property Mgrs and Horrible, they never call back and ignore your calls.
They are on the down slide since we have moved in.
Many of the good people have moved out because of this.
Too bad Avalon Peaks has a nice campus.
UPDATE ON REVIEW: AVALON PEAKS HAS POWER WASHED SOME OF THE APTS.
THE GROUNDS ARE BEING TAKEN CARE OF BY ANOTHER LAWN SERVICE AND IS 100% BETTER.
I AM GLAD THEY ARE ATTENTIVE TO THE REVIEWS AND ARE MAKING THE EFFORT IN THE ITEMS THAT I HAVE SPOKED OF.
YES, THE DOG STATIONS ARE ALL OVER BUT PEOPLE SHOULD USE THEM.
JUST A FEW NIGHTS AGO MY WIFE WAS WALKING OUR DOG AND SHE STEPPED IN POO THAT SOMEONE DID NOT CLEAN UP FROM THERE DOG.
BY THE BY I HAVE UPGRADED AVALON PEAKS TO GOOD.
I AM PLEASED SO FAR AS TO THE IMPROVEMENTS THEY ARE MAKING.
JUST KEEP IT UP.
PLEASE READ THE REVIEWS BELOW AS TO OUR FIRST AMENDMENT IS OUR GREATEST FREEDOM.

Considering all the Great reviews of this apartment complex, it is hard to believe one word of this rating. I personally lived at this community for years before I bought a house - and I am frequently visit my friends at Avalon Peaks - I can't understand how you know that their budget has been reduced to prevent upkeep. I think you may be talking about another apartment community - certainly not Avalon Peaks - it is beautiful and well kept. I guess you have a right to your opinion - even if it is misleading.

Interesting that you dont point out that there are doggy depot stations where poo-bags are FREE, and where dog owners like myself deposit our pets' waste. management cant hunt down those who dont, and it is only a minor issue, whcih you will find everywhere there are pets. Also interesting you didnt mention that they power wash the buildings every *two* years, which is why it didnt happen this year (you might inquire next time instead of giving a crappy review for something that is in their policy). And I spent all summer at the pool unwinding when I wasnt at work - not only did I never come across anyone smoking (I'm highly allergic), the children behaved well and the barbecuers picked up after themselves. As a resident, I find your review terribly misleading.

For the reviews of my review. An anonymous reply means nothing as the person does not want to identify themselves for reasons unknown. Yes anonymous everything I have said is true, I have pictures and video's. You can contact me next time you visit your friends let me know, I will show them too you. Better yet check out the apts yourself, just walk around. Make sure you wear a hood and sunglasses to stay anonymous.
As for warmaiden: Valid points she states and yes she is correct in her assumptions to a point. The power wash was not done this year because of budget cuts. No misleading accounts on my observations at the pool.I have picked butts out of the pool myself. I always found people smoking at the pool. Not all disposed of there butts in the wrong manner. Many took there butts with them or disposed of them in the proper manner. My review is not misleading and truthful. I can back every word up.
I am most happy that people are reading this and reviews are being posted.
Now Let me give you an up date since I have posted my review.
I have seen Avalon Peaks power washing some of the Apts. Good for them ! Also they have a new maintence grounds crew that cuts the grass and takes care of the greenery. The grounds have improved 100 %.
As for rent the townehouses are going for a little over $1100.00 now. Many are paying $1400.00 plus for the same units. I have been told they will not renew at the lower rate from people that rent them.
As for the pool, that issue will have to wait till the pool season opens.
The direct on site Mgmt Staff are EXCELLENT. I have no problem with them at all. It is the Property Management Company that oversees all the Apts. They are in attentive and insensitive. Just like having the garbage pick up shoved down our throats @ $25.00 extra charge a month, above and beyond the rent charge. But it looks like Avalon Peaks is taking the right step in taking care of these items. I will have to move my rating up for them for a good effort.
