I lived at Kensington Place for about 3 and 1/2 years. Clearly they had some issue with my "pedigree" from the outset and were extraordinarily rude. (Should have been my first clue).

I was first showed the apartment by one agent and returned to fill out paperwork when my job allowed on a Sunday when another agent was their (in Body). She was rude and hateful and acted as if I was an imposition on her day.

I filled out paperwork and as my life partner did not meet their "income requirements" she was listed as an authorized person on the lease. {ie I was allowed to share the place I overpaid rent with my life partner). DEANA calls back and informs me her name must be on lease. After getting firm with her resolved that.

Clearly I was never welcome here, but they had no reason to deny my app at that time. The apartment was never cleaned prior to my moving in. The bathtubs were filthy and never came clean, though now I am being blamed for this.

The roof leaked during periods of rain, causing water to leak down the interior wall towards electrical outlets. After repeated calls the first time the gutters were "cleaned" but the black stains on ceiling and wall was never taken care of. After a "new" roof was put in, during which time workers disrupted sleep at all hours, left filth lying about and were generally disrespectful, the problem begain again. The water soaked my couch, put more black stains across the ceiling and wall and again was not addressed. I have had serious respitory problems since then.

During one summer, there were many rainstorms. Mud about 4 inches thick spread across the sidewalk from my door to the parking lot. It was not cleaned for over a week, although carpet damage is also my fault.

During ice storms the sidewalks were rarely cleaned without many complaints.

College students moved in behind us, partied until 4am in the morning, throwing bottles on the grounds and screaming, parking was non-existent during this time. Many times upon leaving work I would have to hike up the hill in order to arrive home. This was not addressed for months.

Algae and mold would frequently form on sidewalks and building and not be taken care of for months. The pool was filthy.

I am filing grievances against them.

I just read your post and we ourselves lived 5 years at Kensington Place and what you claim and more has happened to us and many we knew who have all since moved out of the area.

Interesting to see Deana still there as she is like most of these managers they put in there. She will say anything to get you in, then change their demeanor after you're caught in a lease, and the laws of NC as we investigated are really not fair to tenants at all.. The way you were treate dmany peopel have bene treated and it is unaceptable. Also if you have mold issues, contact the EPA to file a complaint and/or get testing done as many varieties of mold can be very dangerous to people (carcinogenic even).

As far as security deposits, this is true; and I do not know of anyone who lived there during our stay that was refunded this money, as all of them were given itemized bills weeks after they moved out stating there were costs of damage, etc beyond normal wear & tear and surprisingly, the costs tallied up to about exactly the cost of the security deposit!

But you get so damn upset putting up with this two-faced standard these places have used, and now with real estate falling all over the nation, these developers who thought they could charge, charge, charge are now not liking the fact you cannot force peopel to pay exuberant rents in a region with low incomes and job opportunities like Asheville is.

Kensington in our experience started with a $500.00/month rent, then increased it each year for no reason other than "market rate increases" which shows the greed they see and no care about the tenants who pay all that money. Our rent ended up over $1,000.00/month for the handicap 1st floor unit we had. We took GREAT care of that but we still never got our security deposit either.

In the wintertime, being from snow country myself, I cannot tell you how many times I would shovel the sidewalks around our apartment building, lay salt/de-icer on sidewalks at my expense just so my wife or kids or the neighbors behind us didn't fall down. Maybe I should have let them, and sued the hell out of Kensington's owner in Greensboro... Heck, there were times we had to take to cutting all the hedges in front of our apartments because it simply was not being done and several maintenance changes ooccurred in that time. They should have given us a break on the rent for doing all this "free slave labor" as we and other tenants resorted to doing out of frustration dealing to the office people.

Thanks for your posts! We almost relocated there and now will look elsewhere. When we called, we thought this woman was impatient over the phone--yes-like we were imposing. Thanks again. T and D

I am a 5 year resident of Kensington place, and do not agree with your overall rating of the apartments at all. Kensington place is a clean, friendly, and safe place to live. First, if you have problems with neighbors, address them personally. Second, heaven forbid you walk up a hill to get home...when did excercise become a bad thing? And do you really expect to get your $99 deposit back after 3-5 years? As for my experience here, cleanliness and maintenance have never been an issue. Nor are the office staff as cruel as you make them out to be. I have always thought they are nice people. Find something more productive to do with your time than complaining about the past.
