The positives:

Views: beautiful, you will see deer roaming around and the University Lake is walking distance away.
Parking: plentiful
Emergency maintenance: great (note, great ONLY in emergency situations)
Location: on three bus lines, next to a park and ride, across the street from a Food Lion and really close to 54
Neighbors: super quiet (the place is dark by 8pm)
Office staff: approachable
Grounds: are reasonably clean and well maintained (watch for dog droppings though)

The negatives:

Non-emergency maintenance: I have been waiting 11 months (even with repeated visits to the office) to have a leak repaired and my toilet fixed
Cockroaches: even with the weekly okin man and my personal application of pesticide, we had several (large and in charge) roaches during the summer/fall.
Mice: yup, mice.
Ants: can't seem to get rid of them either
(Note: I think most of the pests are due to being so close to the lake)
They have been sold twice in two years: makes me suspicious
Thin walls: (my husband and I have been awoken a number of times by our upstairs neighbor's private time)
Neighborhood: questionable (I have seen drug deals in the park and ride across the street)
Most apartments have really old appliances
99 times out of 100 the washers/dryers in the laundry room are not working
The drywall crumbles easily
Most of our windows need to be propped up to stay open

The so-so s:

Price: depends entirely on when you move
I have heard that the upper floor apartments have fewer pests
The gym is pretty small but relatively clean
Lots of dogs in the complex (most are nice, though there are several owners that let their animals run around off leash)
A townhome community is being built just down the road; I think this could put an end to the drug deals but will increase the traffic around the complex
