As everyone else on this page has said, the staff is dismal. The regular office staff are typically nice and helpful, but if there is a serious problem, they will send you to the manager. It is not a pleasure to work with her. We had several significant issues in the apartment, and although they were addressed and solved fairly quickly, the manager could have cared less. She has the tendency to flip anything and make it your problem. Loves sarcasm. Maybe she is told not to be nice from a business perspective, but that is no excuse for being completely rude.
The apartments themselves need help. We toured one that had something that appeared to be sewage in both bathtubs and all over the bathroom floors. Every apartment I have been in (at least 6 different apartments on both floors and a few different floorplans) have had many many patches on the ceiling due to water damage. And yes, some of this can be expected in a building of this age, but you should consider it in arranging your belongings so they don't get damaged. Also, some buildings have serious problems with bugs, and while the complex does have exterminators, their treatments don't always work.
Maintenance is typically prompt and fixes things appropriately. Make sure if you have to have your ceiling painted that they do lay plastic down...once they did not in our apartment and paint is on the blinds, carpet and some of our furniture.
A lot of people have also discussed noise - it's certainly not as bad as it could be, but it is in no way quiet. You can sometimes hear your neighbors in the bathroom, and you can definitely always hear people walking above you (and your own floors creaking if you live on the second floor), but these are things that you can grow accustomed to.
The Villages has a few pros: the location, the bus route, the rent...but that's it. And like others have said, the rent may be low, but the power bill certainly makes up for it (obviously not the fault of the Villages).
Some buildings do not have parking near the actual apartment doors - moving in and bringing in groceries are very very difficult. Also, every apartment has an outdoor light that comes on when it starts getting dark and stays on until the sun is up (which is a great safety feature), but some of the apartment entrances are hidden and it can be hard to see if anyone/anything out of place is there. I have not seen or heard of this happening, but I always double check.
Overall, if you don't have to deal with the management or you are lucky enough to avoid plumbing issues that everyone has experienced, you will probably enjoy your time at the Villages. Unfortunately, there is little to no chance that will happen.
