Good prices, awful maintenance, flaky staff

I am posting this not only on my own behalf, but that of others, as I have a handful of good friends in this complex.
The grounds are attractive, the amenities look decent on paper, the parking is typically adequate.
That said, I have not yet been into a Brampton Moors apartment that actually was fully functional.
Repairs are not timely.
Most of the maintenance issues I've seen are middle of the road, unfortuante, but not unliveable.
The staff seems to be flexible, but are very hard at times at the end of term.
A close friend of mine has been charged with several hundred dollars (beyond his initial, harsh deposit!), most of which pertaining to work that is not legal to charge for in North Carolina (wear and tear issues).
I consider the complex relatively safe, priced well for the featureset (especially for Cary), and fairly well set-up.
That said, from the number of unfortunate stories I have heard from trusted friends, I would have some reservations about living here again.
