So I've only lived here since August but I have no complaints. It did take them a while to replace a shelf in my fridge but when I had a maintenance issue, they've always come out straight away. It does take them a while to blow leaves off the sidewalk, but it does get done. The landscaping timbers are rotting and falling, yes. But overall, I've lived in much worse.
There isn't a lot of noise insulation so I can hear my upstairs neighbors kid running around bright and early on Saturday mornings but again, I've had worse neighbors. I think I've gotten pretty lucky with my neighbors.
Also, I think a lot has to do with where you live. There are a bunch of different streets but I seem to live on a pretty quiet one that stays relatively clean. Rent is going up but it depends on when your lease is up that determines the rate. Like if you're lease is up in May, that's when a lot of people move out (I'm just making this up as an example) then, your rent is higher. If it ends when not many are ending, then it's not as much.
Overall, so far, I feel like I made a good choice. It's a great price for the area of Cary.
