An Open Letter to the Residents of The Park at Crossroads

Dear Residents,
Many of you have voiced your concerns regarding the delay of the amenities here at The Park at Crossroads. I would like to try and take a moment of your time to answer these questions and concerns to the best of my ability.
CLUBHOUSE- Due to an aggressive design change, the clubhouse delivery date was delayed very early this year. As construction informed us of revised dates, we relayed the information to the existing and future residents over those months. Finally, by mid- summer, the office staff stopped relaying any delivery date schedule, because construction could not provide us with accurate information.
Deliveries of materials are finally making their way to the clubhouse jobsite. Once all of the materials are assembled, construction will begin. It takes roughly about six months for a clubhouse structure to be built. However, due to this clubhouse design it may take closer to eight months. This is only an estimate. As of today, I still do not have a concrete delivery date, and hesitate to offer one based on past experiences.
I realize that this has been a very frustrating process for our residents. We in the office have also been disappointed and frustrated by these delays.
Please understand that at no time did anyone here in the on site office knowingly mislead or misinform any of our residents or visitors. The staff schedules everything based on the information we receive from Saieed Construction. If there is a delay, a design change, or unit work that has to be performed by construction, the office staff tries to let the affected residents know immediately. Unfortunately, the office staff are the messengers only. Neither the staff nor myself can control these frustrating aspects of construction.
It is my hope that by writing this letter to you today, the lines of communication between the residents and the staff will be established for any future concerns. You, as our resident are very important to us. We want you to be happy in your new home here at The Park at Crossroads and will try to help you in any way that we can.

Property Construction Update ?? 2/1/06
Dear Residents,
Thank you for your patience as we continue to work closer to our goals here at The Park at Crossroads.
The clubhouse is coming along with a minimum of delays thanks in part to the unseasonable weather we have been experiencing. Saieed Construction is working as hard as possible to complete the clubhouse and its amenities by early summer.
Once the clubhouse is in its final stages, we will be able to erect our entrance signs at both Scarlet Sky Lane and Chaffin Way.
Six more buildings are to be completed in the following weeks and we hope to have all of the construction finished as soon as possible.
Thanks to everyone who has persevered with us through this trying time. We are working toward creating a beautiful property for you and welcome any questions or concerns from our residents.

The Park at Crossroads Construction Update.

Dear Residents,
As many of you know, the management team has been releasing construction updates every other month since December.
Copies of the December and February updates previously sent out, are available at the office if any of our residents would like one.
Clubhouse
As stated since December 2005. No concrete delivery date for this structure has been given to management from Saieed Construction. The work is progressing and our hopes are that it will be finished for the summer time warm weather.
However, due to any unforeseen delays and our past experiences with this situation, management hesitates to make any promises for Saieed Construction.
Rent vs. Amenities
The rent a resident pays is based on the square footage he or she occupies. In other words, you are only paying for the space you and your belongings inhabit.
Residents do not pay rent for the amenities a community may or may not offer.
While it is extremely disappointing that we cannot offer our residents a clubhouse at this time, we did want you to know that you are not ??paying?? for this delay with your monthly rent.
On a personal note
DeWitt Real Estate Services and Saieed Construction are both very aware of our residents?? frustration and disappointment with this situation. I personally speak weekly with everyone from the project supervisors to the company president to make them aware of your concerns.
I understand how frustrating it is to be unable to provide answers to the resident??s daily questions. However, I will continue to work through these delays and keep you all posted with updates as I get them.
The office staff is trying to relay the most accurate information to residents and prospective residents. Unfortunately, sometimes these delays cause residents to feel like they have been ??mislead??. I would like to personally apologize to any resident that feels like they have been purposely lied to by the on site staff. We do everything in our power to keep the avenues of communication open. I would like to invite all of our residents to help us in this endeavor by addressing any of your concerns to the on site staff directly. It is my hope that we can overcome this trying time and make your living experience a good one at The Park at Crossroads.

I can vouch for what they are saying about the rent not including their amenities - I work at a competing property and they are offering apartments WAY below anyone else in their market considering size, age, and value. Trust me, when they started leasing, it hurt the entire market and brought down the whole area. Thankfully, things are getting better - I hope they do raise the rates once everything is completed. They deserve to be getting more for something that is brand new.

Thanks for that last comment! I, too, would LOVE for my rent to go up to the point where I can't pay it! I enjoy paying for community features that are non-existent (why are the clubhouse and pool listed on the brochures anyway - nobody wants them)! Compared to my last apartment, which was larger and had a clubhouse (but also was brand new when I moved in), I pay over $100 more per month (I do hate being able to use my paycheck for things other than rent!)

I just do not understand people these days and if you go rent apartment that is what you are paying for not the clubhouse etc. If you were and you really be bitching. So people need to ask questions and no what is what and get a life and enjoy where you are living. Life is to damn short and everyone has a lot on the plate. So enjoy and live to the fullest.
