I turned in my mothers new proposed lease agreement today for next year and asked them how they could justify a 4% rent increase for the second year in a row. (I called the town of Cary and the average increase is 2.2%) There answer was that they are at a 98% occupancy rate..not sure what that had to do with the increase..and was also told BECAUSE THEY CAN!! Told me that 4% would be the normal increase every year..that is even higher than the current inflation rate. Wanted people to beware and share this info

Your mother probably moved in when the apartment industry was not doing very well (after 9/11 they were having to practically give the apartments away). She probably got a great concession and now that the industry is bouncing back, the rent will keep going up until it hits its market rent. Pay more attention to the economy and industry before you think about buying or renting next time!

I agree with the property, 3-5 percent is the average. It's just what happens while the economy is good. These days they're giving away 2 months free as the concession. Just a sign of the times.
