Previous reviews are correct about roaches and having to pay for pest control. Water bills are high and all the fees that come along with them. This company charges you for EVERYTHING and has extremely poor service from management. Expect to be treated like a tenant and not a resident with this company. Nothing is for the benefit of the customer and eveything is for the manangement end especially in regards to money. They must be doing a very lucrative business because of this but it clearly won't last long because all they will have to do is check their occupancy rate and whether or not people are happy. My guess is that they will continue to get turnovers instead of renewals and if the prices keep going up, they will not be able to retain people. This is great for the management company but not for people living here. There shoudl be some give and take. I can't think of anything this company (new by the way since a few years a go) offers besides a decent place to live in a nice town. Unfortunately, there are plenty others that offer the same WITH good service, better landscaping, and with a MUCH friendlier property manager. Their whole leasing staff is completely fake when they want your business. Once they have you bound by a ridiculous amount of paperwork a.k.a your "lease," good luck feeling like you just want to get out as soon as you can. This is very sad given the way this property used to be managed prior to a buy out. Other places to check out that are better than this are: The Stratford, The Lodge, Marquis at Preston, and a few others.

I have found no fault with Waterford Forest. They seem to be very organized and very nice. Every time I come in the office to give them a check or get a package, I am greeted on a first name basis. I think that it is pretty amazing that they do that.
