This place is the number one example of why you should NEVER let a nice rent special fool you!! We were lured in by the rent special and intrigued by the model. Once we moved in, we noticed more and more SHODDYNESS (if that's a word). The only thing this place has really going for it are the roomy closets and bedrooms. Now let's talk about why you should NOT move here:
1. ROACHES - Have become a part of our family. There is NO form of pest control even though you pay for it. Well there is pest control if you count your own supply of Raid and your own house shoes that can be used to stomp them out.
2. PARKING - HORRIBLE!!! If I am not at home at a decent hour (like before 5:00) I will probably have to park far away from my building. Then they charge a ridiculous fee for the shoddy parking deck that is totally useless when what they need to do is tear it down and make it regular old parking spaces. This will give you the likelihood of having a decent park no matter what time you get home.
3. MAINTENANCE - When we first moved in, we found the toilets clogged for NO REASON AT ALL. After 4 visits, they finally left a note saying to "coutesey flush during the visit". WTF'' Finally on the FIFTH VISIT...they found a plastic tube in the toilet.....HMMMMMMM. Who knew it took 5 visits to find that out. With the other toilet, we find it helpful to keep a plunger handy.(Mind you....this happens no matter what you do....#1 or #2.)
The air conditioner leaked into our bedroom leaving a huge puddle. Our bedroom floor has a hole in that has been carpeted over. Our bedroom door has a badly patched over hole in it. The screen door is a shoddy mess. The appliances are from the 70's. The fixtures need badly updating. The linoleum is badly stained in the bathroom and badly scuffed in the kitchen. The location of the water heater is ridiculous....suspended over the washer/dryer hookups. What if it leaks or bursts or falls or whatever''' I wonder if something happens, whose going to replace my expensive washer and dryer''
I could go on and on about this place but I will stop here. The moral of my story is.....DO NOT RENT HERE.
RENTERS BEWARE!!
At first glance, it is an okay place, but I guarantee you, the longer you stay the more flaws you see. Our rent will go up when our lease is up so I'm sad to say we will be leaving. (Can u hear the sarcasm there''')

Well, I wonder if you have a two bedroom, why you did not demand that you get two parking spaces. Funny that you wrote like you had a 2BR but only 1 person living it. I did the same though in 2005 although I occasionally had a parking problem.
I never had roaches and roaches only come when food is left around the kitchen or sink or food is left in packets in the pantry. A roach can live for weeks on the gum found on the side of a stamp. This must be new and if not treated well, that will never end.
I am surprised about the toilet though. That is just what the previous tenant must have done. I am not sure who the management is now, but when I was there, the management was pretty good and friendly people. The only thing was that the rent was high on a month to month. I was paying 1050 for 2BR on a month to month and around 800 otherwise.

Big difference between 2005 and 2008. There was a management change in 2006 that totally changed the whole community in ALL aspects. Prior to 2005, this community had one of the highest ratings and best service around. I know, I lived there for more than 6 years. The place it is now is NOTHING like what it used to be. You can attest this to the current poor management which is why I moved out. I would tend to agree with the current posting and not from 3 years ago.

RESPONSE TO CEECILJD FROM THE ORIGINATOR OF THIS POST:
Are you sure are a renter?? I ask this because how can you demand parking spaces at a complex where the policy on parking is first come, first serve?? I mean, what are they going to do?? Spray paint my apartment number in two spaces and have flashlight cops patrol the area so that no one is parking there?? YEAH....RIGHT...guess I must have missed that when I signed the lease...
Furthermore, it doesnt matter how many people are living in the apartment that are driving...its first come, first serve...
As for the whole roach thing...WE keep a very clean apartment...that entails no trash pile up...no dirty dishes...no food left out...wipe down all areas where we prepare/serve food...sweep floors...vacuum regularly and steam clean carpets.....and no packets left open in the pantry!! So what is your theory on the roaches found crawling around outside...all between the siding?? OH THATS RIGHT...we must be leaving food out there in the siding too!
But anyway, I'm just leaving a word of caution to others about this place based soley on OUR opinion and what we have seen. My experience may be different from that of another's and that is okay. What works for one person, may not work well for others...Some are lucky to not have a pest problem or don't really care where they park but we like a pest free environment where we can feel comfortable having company come over and like to have our cars parked nearby since there have been incidents involving cars getting broken into...call us crazy but we're just funny that way...
To everyone...just be careful where you rent and try to take into consideration the ratings of people who have actually rented in the place you are trying to go...
Funny how out of 95 ratings on Waterford Forest only about half of them are favorable and the rest are saying what I'm saying....

I'd have to agree with the original poster. I'm currently renting here, and I'm looking to go elsewhere. I moved in in 2006, after the change in management, apparently.
1.ROACHES are an issue here, and I've seen on my balcony one night, when they were flying around and crawling along the side of the building. Pest control is a joke. 2.PARKING is far from ideal, but the overpriced car ports are ridiculous and take up valuable spaces. Probably only about 25% of them are actually being used.
3.MAINTENANCE, I haven't had to deal with the new staff. In the past, they weren't useful in fixing a broken a/c unit. Once it was finally fixed, they left a mess after having to replace the whole unit.
4.LEASING AGENTS are pleasant, but the manager leaves much to be desired. I'm not looking forward to moving at and dealing with the 3 page list of charges if all isn't perfect.

Your roach problem may be coming from other residents around you. Although, you may keep a clean house there are others that may not. This is an unfortunate thing for those you chose to have a clean home. I experienced this at another property and that is what I was told when I ran into the same problem. As for the office staff I have never had any issues with them and they have been attentive to my requests.

Also roaches crawl all up and down the side of the building like the other poster said so they could be coming from any apartment.
