We would like to respond to the review written on 3/10/05 and give the other side of the story as this forum is usually one sided. On 11/18/03 one of the girls in this apt came to the office and was fortunate to find the agent in the office early. She said that she had a bad leak under her kitchen sink. The agent told her where the cut off valve was and the resident left to try and turn the water off. She returned a few minutes later to report that the pipe was broken before the valve and the valve wouldn't cut the h20 off. The agent accompanied the resident to the apartment to try and help. When she entered the apartment, she noticed the other resident trying to get the water up. There was already a significant amount of water on the floor in the kitchen and bathroom. This apartment was on the second floor and it was obvious that water was going into the first floor apartment. The agent paged maintenance and when they responded they instructed the agent on how to turn the main valve off. The resident admitted to pulling the spray hose in the kit. sink (which had caught onto the pipe) and breaking the pipe. These residents were told that since they had caused the break, they were responsible for the damage. Letters and copies of invoices were sent within 2 weeks of the event but were ignored by both residents. This is why the lease requires renters insurance. (to cover events such as these). As for the 3year old dog...the dog was only one year old (a lab) when the apartment was moved into and 2 when it was vacated. I have a 1 year old lab and as much as I would like to say she is 100% trained, she still has accidents. The carpet in this apartment was only 1 1/2 years old when these residents moved in. It did not have urine in it when they moved in. All of our carpets are inspected by an independent company if the previous resident had pets.
We at Alta Springs do not make up bogus charges. There are photos, invoices and statements from independent parties backing up the charges. It is not our intent to charge someone for items we cannot defend. We are a professional company that takes pride in providing excellent customer service. We have provided these girls all the documents they need that support the charges. We have been trying to collect from them since 12/3/04 and after exhausting all efforts, sent the file to a collection agency. We were only contacted by them after they had been turned over to the agency. We feel that we have been fair with our dealings with them. Maybe something could have been worked out if only they had contacted us and not ignored our letters. As for the poor ratings in all categories, it is interesting that they rated us poorly. If our property was so horrible, then why did they renew their lease for another term' They lived here for 1 1/2 years. Their file shows that all of their requests were responded to quickly and other than them owing for damages, they seemed pretty happy here.

I am a current resident and would like to know if there is any truth to the accusations of previous negative posters. When I move out, will the "walk-through" right before I leave be the final word on the condition of the apartment? I am fearful that I may be abused as some of the posters claim to have been.
