I've lived in Summit Hill for two years now, and I've enjoyed my stay but I'll be moving in about a month. Here are the mostly positives and few negatives about living here:

1) The staff here is outstanding! Someone commented about the turnover, but there's only been two managers in the last two years. Both of them are two of the friendliest people you'll ever meet. There have also been four other people working in the office, and they're excellent also. Not only does everyone know my name, but they know my apartment number. You won't find better anywhere you go.

2) The maintenance is also excellent. All of my requests have been handled within a day and the jobs have been done well.

3) The "smell" people refer to is vastly overrated. You can barely notice a sewage-type smell maybe once a month. It's something that only the most disagreeable people would think to complain about.

4) The location is excellent. Very convenient to UNC, Durham, Southpoint, I-40 and RTP. Very safe area.

5) In my two years here, I have NEVER heard a noise from my neighbors' apartments.

6) The parking is adequate and the lighting is good; the community is well-maintained.

7) There are many other extras, including a place to wash your car and free movie (dvd) rentals.

The only negatives:

1) The price is a little high, especially compared with Morrisville or Cary. Still, it's not bad for the area. New people moving in are treated more fairly with their rent than people who are renewing, but they are very flexible on the length of time to renew for.

2) My apartment is near the big pond and that seems to attract some bugs. There are also ducks in the pond who leave droppings on the walkways. Somewhat inconvenient.

3) Last summer, they were painting the apartment buildings and for a while, the buildings were semi-painted and ugly-looking. They're fine now and hopefully this situation won't be repeated.
