Walden at Greenfields' goal is to provide quality housing and service at an affordable price. Our owner-managed company has served thousands of satisfied residents in Virginia and North Carolina for more than 32 years. We have an excellent professional history with the Attorney General's Office and the BBB of VA and NC. All of our policies and guidelines conform to state law, are presented in writing and thoroughly discussed before move-in.

Unfortunately, there are times that a few residents are not happy with our service and procedures. We do not claim to be perfect, however, we openly and honestly attempt to resolve each situation as equitable as possible while equally enforcing written policies and guidelines to federal fair housing requirements.

Please understand each rating you read here only gives you half of the story and no accusations are verified for accuracy. In fact, most of the ratings are posted by one person. We ask that you come by and meet us for yourself. Please form your own opinion about our management team and community. We look forward to serving you.

the management at walden needs to take another look at their so called excellent history with BBB and the attorney general. SCAMMERS!

Papaj has it right. Even when they talk nice, local managers have no power over the greedy buzzards in corporate HQ. Moving out is a real pain if you ever want to see your deposit again.

This is my first time posting on this site, and this is my story: I lived at Walden a couple of years ago. The maintenance staff caused a flood in my apartment, and then the management failed to compensate us adequately for the time and inconvenience of having our apartment under repair for a week, and then, a year later when I moved out, refused to refund my security deposit b/c they claimed that secondary damage caused by the flood was, in fact, damage caused by us. The net loss for me ended up to be $50 (my roommate paying the other $50), but it's the principle of the thing: they cause damage and then screw their residents (many of whom don't have the time or money to fight them) out of small enough amts of money that people don't take them to court -- and they get richer. There is tremendous office turnover -- probably because the ownership is reportedly so shady about mgmt decisions and difficult to work for, and they get lots of complaints from residents (my friend and neighbor had a hole in her roof for A YEAR before it was fixed, when another resident called the health inspector -- and then management put on quite the show of concern, belittling the maintenance man in front of the inspector in an effort to appear involved and indignant at the shoddy conditions -- as if they weren't totally friggin responsible). And the best thing about my story: they didn't even replace the carpet in my apartment after I left (I was told I was lucky that they hadn't, as they would have had to charge us to put in the new carpet) -- they left in carpet that had been MOLDED OVER in places because it's just plain hard to dry out soaking wet carpet. The places looks pretty rough these days; I hear they are about to renovate, but I doubt they are going to spend the kind of time or money they need to, since they apparently are content to leave giant holes in people's ceilings until the town health inspector is phoned! I understand most rental companies around here are a little shady, but King Properties takes the cake. I wouldn't give another cent to David King if my life depended on it -- his company treats employees and residents like dirt. And it's a shame, really, because I absolutely loved living there until all this stuff with the flood happened -- I used to recommend the place wholeheartedly, but now I will do whatever I can to prevent other people from getting screwed over the way I did. Don't live there.

The story americancookie tells sounds a lot like what happened to me, although mine was one step worse. This was also a few years ago--around 2002, I think. We had TWO floods in our apartment--a burst pipe, and a broken washing machine. We were gone when the pipe burst, so a LOT of water accumulated before it was caught and fixed. Not surprisingly, not only the carpet but the subfloor were damaged. When we moved out, they tried to charge us for this damage. Luckily I had a family friend who is an attorney, and when I showed him the pictures of the flooding (note to all renters--take pictures to document any incidents in your apartment, wherever you live. You never know when you might need the evidence!), he just laughed and said "they're trying to chage you??" He spent some time on the phone with King properties and their lawyers, and they finally dropped the claim against me. I also think it's quite outrageous that the management's own rating of itself as a 5 out of 5 counts in the total ratings as equal to that of the residents. How is that fair?
