Courtney Oaks losing its edge, but still a nice place to live

I have lived in Courtney Oaks since December. The units are lovely, but the overall cleanliness and function of the property has gone downhill over the past couple of months.
First, the business center was down for nearly a month. Second, the fitness center has had a treadmill out of order for nearly two months. I understand things like this happen, but it should not take take months for the problem to be fixed.
Management recently bolted the windows down in the fitness center. This is a problem, especially since they keep the thermostat up to at least 75. There are fans, but when it is that hot in there, they do little good. Since then, there's also been a very unpleasant odor, as there is absolutely no circulation in there.
Walls are generally thin, as I can hear the dog barking in the adjacent apartment and closing drawers in the kitchen/bathroom downstairs.
Parking has become very troublesome.
The lightening knocked out power to the security gates a couple of weeks, and so they have been kept open since then. I hope we don't become one of those apartment communities that install security gates and then don't use them.
On a positive note, the units are stylish, the pool area is beautiful, and maintenance is wonderful. Rick is very dependable and kind.
