Mallard Green apartments is a very good complex, considering I've lived in three student housing complexes before Mallard Green and have had horrible experiences everywhere but here. Generally, the complex is very good and I recommend it, with only one or two issues that I feel need to be addressed.
Parking:
It's normally good for what I've seen over the years; there's only been one or two times in my history that's parking's been party-packed, at most times, there plenty of places to park, which is a comfort. Parking lot has had recent renovations.
Neighbors and Noise:
This may be the only real problem point that I have with Mallard Green, but consider this: It has been worse for longer at other student housing complexes - only recently can I think of noise as a problem that will need to be strongly addressed by management from the get-go next leasing year. For the whole term of stay, it was not too bad and most neighbors are actually very friendly. I remember some pretty interesting and rewarding experiences with my neighbors over the past few years, and that only adds value to the complex as a whole. Some have been nice enough to let me know if there will be a party and have agreed with me to keep noise levels fairly tolerable. One caveat, however, is that the complex is surrounded by a couple of frat houses, but the area has been very well fenced recently, allowing for less of the commotion that did plague the complex in years past.
Safety:
The apartment complex itself is safe, even though recent crimes have popped up in the area, causing concern for residents, myself included. I have seen very few incidents happen ON THE APARTMENT COMPLEX GROUNDS themselves, so I will be not as critical of the complex, since you could say the same thing about these crimes as a whole for the surrounding area. Good suggestions to curb the problem would be better lighting where possible, especially since the area to the campus itself is fairly wooded and can be dark at night.
Construction:
I've never have had problems with the construction of the apartments that I've lived in - the only freak construction problem that I've had with the complex has been because of previous tenant negligence, and that was resolved by the maintenance staff very quickly. Overall, everything is decent, especially on the higher floors. Pool maintenance is usually good, although there are issues with enforcement of the use of the pool. I will write more about complex rules enforcement later.
Maintenance:
Maintenance has been nothing but helpful to me in many occasions when I have maintenance issues through the week and have ALWAYS come out on the weekends when I needed them. They fix all issues hat I have from simple plumbing problems, to complicated and critical air and heat problems - and it's always right the first time.
Staff:
Staff has always been willing to work with me over the years and has always been accommodating to various situations that I've had at my time in this complex. Management is easy to work with and VERY easygoing, which helps a lot in a rough economy. Management could improve in the level of enforcement of complex rules and regulations. Management putting its' foot down on the established complex rules would uplift the experience even more, and give tenants added assurance.
Overall:
Overall, I have had a better five years here than I have had at other nearby student housing complexes. Yes, they are cheaper, but being a single man now out of college, it helps to not have the college party atmosphere surround you every single night. It's also convenient to have a bedroom and area all to yourself, instead of sharing it with people in the same unit who you may clash with in time. Mallard Green Apartments has helped me and worked with me for a very long time, and it is a recommended pick for anybody that's looking to find a nice, generally quiet, and reasonably affordable (for the area) place to stay.
