we moved in Feb 06 and had several problems from the get-go. I kept reminding myself that 2 bd/2bth, 1200 sq ft in south Charlotte was a steal at $599 so I couldn't be too upset... but many of our problems were just completely ridiculous (many issues with maintenance and management - it's really a long story that I won't bore you with - but it was pretty outrageous).
fast forward a few months and the management company changed. since then, things have seemed to greatly improve. our maintenance issues are fixed promptly and the staff is friendly when we have questions or concerns. the previous mgmnt put us in a unit with tons of issues, including a nasty, stained carpet (that remained hidden until a few days after move-in since the carpet cleaners were able to temporarily mask the stains) and the new mgmnt has offered a few times to have our carpets cleaned again. I knew it would do no good, so I turned it down, but I thought it was nice that they offered.
at lease renewal time, they were still new so they were trying to keep residents and offered us the same rent if we renewed - so I couldn't pass that up. we are in a 2bdrm garden and although I hate the way the outside of the buildings look, I love our floorplan and you can certainly not beat the price. they are renting these same units for I think $745 now so I feel lucky that we're still paying under $600.
I have known other people who live here and have had multiple issues with rowdy neighbors, maintenance, etc but we personally haven't had any of these problems. there is a public housing complex and convenience store/gas station across the street so inevitably there are sometimes some shady characters walking around, but we've never had any problems ourselves. a week or two after we moved in, a police officer knocked on our door to warn us (and ask for info) about some break-ins that had happened recently, but we never heard or saw anything else about that or any other issues.
there are times that maintenance doesn't seem to really know what they're doing, but overall I get the impression that they're at least trying, which is more than I can say for the maintenance staff at many other places I've lived. the buildings are old and very reasonably priced for the area, so I think it's silly to expect perfection or even an exceptional experience. we've been happy here and the only thing prompting us to move once this lease ends is I doubt they will let us renew at our current rate again and I am ready for a change of scenery. gkZ41df9CgXQPfm8K2A7
