The simple truth is that it is a somewhat tired apartment complex that may take more that the average amount of maintenance due to age. My apartment is relatively quiet unless kids are screaming in the parking lot (rare in my particular location), some younger guys are holding one of there all to frequent drinking parties with the windows open and the stereo blaring so that the entire of South Charlotte can enjoy the noise with them (rare and short lived because the managment either told them to knock it off or evicted them), the tenant downstairs sharing his high base rap with me (not my favorite), and the sound of the occasional gunshot from outside of the complex. This can happen anywhere in Charlotte.
The counter tops have been painted and none too well, the linoleum in the bathroom was installed in a shotty manner. The roaches are big enough to use to make moccasins but fortunately they are slowed down due to the pest spray which I believe is done quarterly. Roaches are a fact of life. If you live in an old building they are probably there. If you have messy neighbors who leave garbage or a lot of cardboard around the roaches can and will get worse. The silverfish are a pain to since they usually traverse the ceiling and miss the benefits of the pest spray. Spiders stop by too. There seems to be a reasonably high turnover but I have no way to compare to any other complex.
They seem to be staying ahead of the maintenance on the outside of the units this spring and summer. New roofs, changes to porches/patios. The biggest problem seems to be the types of tenants. Gang bangers are not my favorite. Not sure how you control an issue like that as long as people pay their rents.
The staff seems friendly enough. Perhaps a little jaded which would probably result from all the stories that they hear. "the dog ate my rent check." "I have no idea how the shower got ripped out of the wall." "I do not know how that axe hole got in the sink." etc. Not wild about the folks that get around the security gates by waiting outside for a resident or drive through the exit when someone leaves. Not wild about the loud mouths that stand around outside at night and yammer on their cell phones so everyone in the area can hear them or the other folks who decide to talk in the parking lot late at night. Again, this can happen in high end places too, probably just less frequently.
Oh, let me finish with this gem. Hold your breath when checking for your mail as some genius has taken to using the mail room as his/her personal urinal.
All in, you get what you pay for, this is not a high end property.

It appears to me that the fortunes of Wildwood have taken a turn for the worse. The quality of neighbor is rapidly going to hell in a handbasket. Nor does new paint does not disguise the lack of maintenance. If I were you I would wake up and smell the roses and move. I am.
