Not so Smooth Contract

At first when one moves into the Crown Point complex in Concord, you might be taken by it's outside appearance. The complex has a nice landscape, well kept lawn and shrubs, etc. But that is where the excitement stops.
Once you move in, you will notice multiple individuals are very uncouth and extremely noisy that live there. Although the management staff says they have a 3 warning notice policy, this is very much a joke. I ve yet to see the administrative staff actually act on it, as that would entail them loosing money.
Should you have enough of a noisy neighbor and decide to move to another apartment, or you find yourself on hard times and want to move to a lower rate apartment; you will be denied the option to do so.
As per the inside of the apartments, mold is a problem. You ll need to spray bleach based cleaners behind any toilet fixtures you have on a common basis to keep it in control. You can also expect mold deposits should you place any object such as a cardboard box, near or up against a wall for too long, as well as house centipedes.
(On a honest note, this applies to the bottom levels, I do not know if the upper levels have the same problem.)
As well with the bottom levels, you will notice extermination rounds that are sent throughout the apartments quiet often. You ll soon learn why. It s not just for preventive maintenance, it is because ants are a very real problem on the lower levels, as well as are house centipedes .
Per maintenance, well, let s just say I have several year-old problems in the apartment from dead appliances to damage to the inside of the apartment from previous tenants that still has yet to be fixed. On another fair note, maintenance does seem keen on keeping my air filter changed though.
Also, if they tell you are told your month to month rate will not go up after your contract ends, this is a blatant lie. They will very much try to raise it in the range of about 85-100 dollars a month extra (depending on your sign date).
Although if you ask around, you will find there are multiple renters who they did not force this on. A bit prejudice don t you think'
And though this could be considered a breach of agreement/contract on their part, they still demand that you keep your promise of giving a 30 day exit notice after your contract ends.
Should you not want to pay the extra high rate, they pretty much force the only option of renewing your contract for another year.
Lastly, when you get ready to leave, take video and pictures of the apartment you are in. Be sure to time and date stamp the recordings and pictures as well. I say this as it is not uncommon to find your not going to get your deposit back since there was damage to the inside of the apartment . Such as a mysterious hole in the wall that suddenly appears. (Although I am sure this is a rule of thumb per say with all rentals.)
In closing, we have found that Crown Point has great possibilities. But until they practice enforcing their own rules and not being focused on only money and doing their good tenants wrong, the apartments will stay below quality par. Image is not always everything.

Yes I would say that most of this is true after living there about 2 years. Renters right are slim to begin with but here they are not even up the standard par. But otherwise the apt. is nice and in good shape and fairly spacious.
