Ticon Properties, the company that owns Audubon Lake, is amazing. I knew several people who lived in Ticon communities and they have had no complaints. Thus I took a chance with Audubon, despite the abundance of bugs and spiders I noticed in the stairwells and outside.
Maybe Ticon rents are lower in comparison to other Durham apts because they aren't a "gated community" or there's not much landscaping. For less than $600,though, you get a washer/dryer in unit (1bedrooms only), security alarm, ceiling fans, and a huge patio with a beautiful view of a lake. I live in the larger of 1-bedroom units and it is worth it because I have two windows that I can open without worrying about people looking inside. Also I don't know if all units have this, but my kitchen has tons of counter and cupboards, as well as a HUGE counter perfect for barstools.
Carpeting is old, that's the only setback. And then there's the bugs, but you either learn to love them, ignore them, or become adept at smashing them.
Audubon Lake is part of Woodcroft, so it is a residential area. There are tons of jogging trails and paths. I always see people walking their dogs or exercising (and they're so nice!). I also like how I can run (yes, on foot) to the grocery store in less than 5 minutes without having to cross big roads. Another amazing thing is there's a decent gym and lovely pool here.
I don't think many people know about Audubon Lake, but the privacy itself is a big plus as well.
