Don't Judge an Apartment by Its Cover - updated June 08

Me and my husband moved into Colonial Village at Deerfield 1 year ago. We are renting a 2Bed and 2Bath, ground floor apartment for $825 a month. The place looks really inviting from the outside but inside the properties are failing fast. We have had nothing but problems from Day 1. We first arrived to find out the place was infested with Cockroaches. The maintenance guy tried to fob me off by telling me they were Water Bugs. Water Bugs sound so much nicer but basically they are cockroaches and they fly - right at you.

Then the A/C broke just when we had temps 100F plus and high humidity. It defrosted and totally flooded the hallway carpet and took forever to dry. It took a couple of weeks for the musty smell to go away. It also took several attempts by the maintenance guy to get the A/C working the way it should.

Back in August 07 there was a major water leak in the apartment above us and being on the ground floor we ended up with all the water in the kitchen and 2nd bathroom. We came back in time before it had spread into our living area and luckily none of our stuff got damaged. However, the water has caused damage to the ceilings in the kitchen, 2nd bedroom and living room. The down stairs carpets were totally soaked (and stinking like a sewer) and we had to move out into the 'guest apartment' courtesy of Colonial Village. We had to wait 3-4 days for the carpet to dry and we finally got to move back in.

We were in for one night and now another pipe has burst, this time in our apartment, and the carpets are soaked yet again and the place is stinking AGAIN. It is only a matter of time before the mold and mildew set in and I dread what the place will look like in a couple of months.

The general attitude of the staff working here is 'Oh well, the place is 10-15 years old and you should expect wear and tear'. They should of told that to the guy upstairs who's ceiling collapsed last week. I was also told 'you should expect bugs because we do live in the woods and if you have dirty neighbours it will attract them too! To give them credit, the management staff have got on to try to solve our problems by providing us with huge dryers/fans and moving us to alternative accommodation. However, the general attitude is 's***e happens and you have to just get on with it. I did mention that I was expecting some kind of compensation but I will not hold my breathe.

Do yourself a favor and do not even consider renting at Colonial Village @ Deerfield.


UPDATE - June 2008
The apartment has flooded again (this is the third time in a year) and was very similar as to what happened before. It seems that 3 or 4 other apartments in this block also flooded within a day or two of ours! If you are going to rent here do not take apartment 519 or the one above. In fact stay away from block 500 altogether. We are trying to negotiate breaking our lease (signed up til Jan 09) and moving out - it will be interesting to see what Colonial properties agree too!
