My wife and I lived at Duke Manor for about 3 months when we first moved to Durham while we looked for a house.
It fit our needs perfectly - we wanted a place close to Duke's campus with really low rent (needed to save money for the down payment....I think our rent for a one-bedroom was $420 or something like that) and would be willing to let you rent on a flexible month-to-month basis.
We called almost all apartment complexes nearby and this was the only place that was able to provide all these things for us.
Many other posters have mentioned crime - we never had any problem with crime, but we were only there for 3 months.
The apartment did have a major cockroach problem - the management sprayed twice while we were there, but they still survived.
I do wish I knew Spanish so I could get to know some of our neighbors better though.

i hate this property there is a HUGEEE promblem with roaches AND spanish people
