Broken Promises, annoying rules, bad construction, compromised security

Apartment construction was really terrible. Drywall seams are easy to find. My apartment had knife marks in it. Water heater doesn't work well at all, on maximum setting it is barely hot enough to be comfortable for a shower. Refrigerator runs all of the time, they told me I had to clean it myself. Coils are on the bottom and hard to reach. Power bill was way too high. Air Conditioning compressors on ground levels make it very, very loud for residents of the first and even the 2nd floor.

Extermination is inadequate. They came in to exterminate my apartment for bugs twice and sprayed/applied/dusted all of ZERO times. The contractor they use for extermination is pathetic. I found bugs in my toilet when i arrived. Cracks in tile floors, cracks in walls, ceilings, tub, counters, moulding. Carpets were in bad condition for the asking price.

Management will tell you they left a note on your door about something and when you tell them you never recieved it they tell you a note was left on your door repeatedly. Management is very strict about leaving items outside for pickup by delivery companies. They take your items and throw them away. When you call them they tell you nothing can be left out. I ended up having to pay a big fee because they threw away reusable moving boxes.

If you do choose to move into this dump be sure that you are very, very, picky and detailed about damages to the apartment. If you don't do this within three days you pay to restore the condition of the apartment to its origional state.

The workout room is nasty and dirty. The equipment is grungy and dirty with sweat and dirt. The AC in the workout room is usually set too high making for an uncomfortable workout.

Pools get very dirty because they aren't cleaned very often. The dirt accumulates for about a week or two until it finally gets cleaned.

The gas bbqs near the pool are nice, however they don't have their own self ignition, bring matches.

Free cookies and lemonaid are provided in the office most days. Thats pretty nice, but i don't think they want residents to eat them.

Smoke damage in units because they don't seam to care if people smoke in the units. Although my unit was pretty clean there was dirt and stuff in the corners. Some units have smoke damage because they allow smoking.

The grounds are picked up pretty well, they have a maintenance guy who works hard at it. However he smells of cig. smoke when he enters and you can tell for hours because the smell is left behind.

The Internet access is pretty good for RoadRunner/TimeWarner Internet users. It was reported to me that they have their own dedicated cable modem segmentation of the RR network.

TV connection outlets are pleanty in some units and non pleanty in other units. I had two, one in my hallway and one in a bedroom.

Included Alarm requires phone number in order to use it. If staff enters the unit they turn the alarm off and don't turn it on.

Bugs.. I've developed a number of spider bites as a result of staying at Edinborough for only a few weeks. Despite two extermination attempts.

Miniblinds, they jam quite often but generally its nothing permanate.

Newspaper delivery is pretty annoying, the carrier just throws it anywhere and more often than not it ends up in front of your unit.

The wetlands near the units mean that there are more insects and bugs. From time to time there is a big wasps nest that forms near the units. They are okay at removing those. If you're allergic to any kind of bee sting stay away from this place.

The Recycling is inadequate. It does not comply with regulations. They do not provide recycling for steel, tin, or plastics. Recycling/garbage is inconvienent for most of the residents. Garbage in the compactor really stinks and is unpleasant.

Outdoor showers near pool do not get hot at all, just forget about using them. Indoor bathrooms in club house are mostly clean but shower was always nasty. Black mildew grew on the plastic seals and shower had hair, soap scum, chips, cracks, and leaks. Indoor bathroom has insect problem.

Tap water in units is almost always warm, when hot water heater isn't working well they are the same temperature from time to time.

Move in condition required several repairs and fixes. They did vacuum and do something to the counters ahead of time however I had to put in repair requests right away.

Mail area is not accessable for most tenants since its so far away from some buildings. There is usually a pile of junk mail strewn about near the mail area.

Workout/Pool/Club house is too far away from most of the units in the complex. Quite a few tenants drive to the club house, mail box, or garbage.

The foot gate near the club house was broken when i moved in and remained so. Anyone could drive up and walk thru the gate.

Community is not bicycle friendly, no where to lock bikes up outside besides decks above first floors. A bike won't make the gate open so you have to walk up the stairs with it to get out of the complex. The back gate does not have a call box so guests must come to front gate. Fee for losing access card to gate is $25.00. Actual cost to replace the RFID card, around $2 (June 2004 Price). Give you one key to the apartment, its got corrosion on it.

Decks/Padios are always full of bugs, spiders, ants, beetles.

After a few weeks I went from grateful and encouraged to feeling like i'm being ripped off. The appeal of this place wears off very, very quickly.

Has two TVs in workout room, one has fuzzy picture, other is okay. Usually on different channels and volume up too high.

That little room in the club house goes for $200/night. Don't go into it thinking that you can use it when you like, they lock it up when they close. They also have a computer and a meeting room, those too are locked up when they close the office.

Parking is sometimes really good and sometimes really scarse. They rent garages for extra $$ every month. I've seen a towing company a few times. One time they were chasing a car whose owner discovered they were about to be towed. There are quite a few handicaped spaces in some units. They are almost never used. Leaves from the trees get on your car and make it look bad. The speed limit is nice, but no one follows it. They need speed bumps and more dead ends.

Built in fireplace is gas only. Not even worth turning on. Its cheap and some units the fireplace is missing pieces. Also not cleaned when I moved in.

Dishwasher is cheap, sometimes you have to run it two or three times to get dishes that were prewashed by hand completely rinsed.

They rent a Washer/Dryer for $40/mo if you want them. Not really a bad thing there.

Avoid groundlevel units (noise, bugs).
Avoid 3rd story units (heat, walk).
Avoid 2nd story units (noice, bugs, walk).

Or beter yet, avoid Edinborough at the Park

This community is very transient from what I can tell. Residents don't usually stay long. At these prices and with these conditions who would'
