not the worst, but beware the issues before you move here

I have lived here about 1.5 years. I am one of the people that was relocated from the condemned building. While it was of course upsetting, they treated everyone from the building quite well. They paid for movers to relocate us to new units and gave us free upgrades to bigger apartments (we went from a 2 to 3 bedroom with no change in price). They also paid for our hotel stay and meals until we were able to move and gave us a 1.5 months free rent for our inconvenience. While the original apartment builder shouldn't have crammed one more building onto that steep hillside, I recognize that Greystar did not build these properties and they did their best with the situation.
I don't often have problems with noise from neighboring apartments (I've only heard the neighbor's alarm clock once and occasionally the people above us make enough noise that we hear them). The problem area is the stairway, where everyones' conversations and footsteps on the cheap wooden stairs can be clearly heard from inside.
Where I do have a problem with my neighbors is how inconsiderate and rude some of them are. The neighbors directly above us drop their cigarette butts and other debris onto our porch and into the shrubs. The people in our building leave trash outside our door, ranging from french fries to an apple core, more cigarette butts, etc.
The mail service here is not very good. I frequently get my neighbors' mail in my box. While I make an effort to get mail to the right people, I have never received mail from any of my neighbors and I find it hard to believe that all of my mail is really getting to me. Some of the neighbors leave other people's mail in the mail center which I always check, just in case it's for me. I think that's a lazy and rude cop-out on the part of the neighbors here, who cannot be bothered to act the least bit neighborly. Also, twice I have received package notifications, only to go to the office and the person in the office tells me she doesn't see a package for me and they must have put a package notification in my mailbox by mistake. Somehow I doubt it, but they always basically say unless you can prove a package was sent to you that day, they're not going to make any effort to find your lost mail or admit that a package ever existed.
There is ample parking here, in my opinion, for all the cars in the lot. The problem is that a bunch of the people think they have to park on the sidewalk instead of walking a little further to use the open spots. Actually, they park on the sidewalk right next to open spots, which is even more annoying. The lot is windy and narrow with poor visibility as it is, and they just make it worse. I also had my stereo and some of my things stolen out of my car last year, so make sure you always lock your doors and take anything you value inside or hide it out of view.
The lease terms are quite awful. If you break the lease, you owe the rent for the rest of the term, as well as the so-called discount rate you have been receiving for the entire lease term. So if they claim that you had been paying $100 a month more than the apartment is worth, you owe them an extra $100 for every month you've already been in the lease. ALWAYS ASK TO READ THE LEASE TERMS BEFORE YOU DECIDE TO MOVE INTO AN APARTMENT. I learned my lesson and I don't want other people to get stuck in the same situation.
The gates are open more than they are closed, so they are just a nuisance for the short periods of time when they are open. They are more of a decorative feature than a security feature.
The floor plan is nice enough and the office staff is pretty nice too. As RTP apartments go, this place is pretty cheap and it's right off 40, which is nice. While I do have a lot of complaints, I'm pretty happy here in general. I've learned a lot of things to look out for next time I look for apartment (as soon as my lease is up here).
