Note: the previous comment from LauraE03 was written by someone in The Lodge Office. *Be careful about reviews that have glowing remarks followed by one "minor" complaint. Here is the scoop on the Lodge at Southpoint.
As of 03/14/05, the Lodge has been raising the rent on its current tenants around $300-$500 for both one and two bedroom apartments. This has caused at least three tenants that I know to leave after their leases were up. Management was not sympathetic to keeping their current tenant for renewals. Mind you, these tenants were already paying $750 (one bedroom) and $1050 (two bedroom). (Not sure about the third one tenant)
The constuction across the street is hard to take with lots of noise and the traffic is getting worse with the large mall across the street. This community will not be as nice when the Target opens across the street with the increased traffic and amount of people in the area. Also, there were lots of car break-ins early March 2005 which might get worse with increased traffic from Targets shopping center. The apartment should create a gated community to assist with these issues but management is fairly cheap in making improvements like this.
The amenties look great when you sign your lease but you will find that managment does not up keep these well - pool table has no cue sticks, volleyball court net has been broken for a year, barbeques are never cleaned (we'll see about the new one in the pool area), dog park is never cared for by staff after frequent request from tenants and the work-out room has no towels which sometimes makes the equiptment not so nice to use. Putting green has not been mowed in last 6 months (since October). The waste disposal areas are not well lit and often are not well kept.
The service staff is OK - they promptly fixed the few issues I have had with plumbing and doors sticking. The tenants are nice (although management is doing their best to get rid of everyone with higher rents)! People are not picking up after their dogs which is a really bad problem - management addressed the issue by writing a letter to tenants but I have not seen any major enforcment of the policy.
Parking is not an issue except around Christmas time when people visiting the Southpoint mall decide to park in the apartment parking lots. (again - new Target store might cause some problems). They do sometimes have community events in the clubhouse which are nice but not always well run by staff.
Overall, a good place to live but be weary about the increasing rent and the amentities. I do like the style of apartments and the general location close to both Duke, UNC and the research triangle park. The management does well to get you to sign the lease but you might find that they poorly manage the property after you move in.
