1. First and foremost is maintenance. Your maintenance staff leaves much to be desired and is full of empty promises. The average time from request to someone showing up is 3 days. I shall give you two instances:
Last May, my toilet wouldn't stop running. After eight requests over a two week period, maintenace
FINALLY showed up and fixed it. My water bill ended up being $300.00 (in which the lodge incurred)

Last September a pipe broke behind our washer and dryer in the wall. The first time it was fixed; it was
fixed wrong. The second time, a huge hole was cut in the wall, and the walk in closet that butted up
against it had to be cleaned out. My roommate was displaced for a WEEK!!!! This should have taken
3 days at the max to fix! The property manager agreed maintenance took too long, but refused to do anything about it.

2) The pool this year seems to be a free for all including the Hooters party that occurred there earlier this year with things done to a hula hoop in front of children that will make it that I can never see a hula hoop as an innocent toy but a dsgusting sexual toy.

3) Our (lack of) courtesy officer. I have placed 5 separate calls to the courtesy officer. Not ONCE have I hear back from him. What's the deal with that'

4) The broken sewer cover that got fixed last week after months of being covered by a board. WHAT TOOK SO LONG TO FIX THIS SAFETY HAZARD and EYE SORE'

5) Your most recent Lodge newsletter of the back reminds people to place trash in the dumpster. THIS IS NOT THE PROBLEM. Your staff does not regularly compact the dumpster making no room for new garbage. Also, people had left quite another eyesore allowing the Lodge to start their own miniature flea market.

6) The Dog Park appears to be the local area for pet owners to bring their dogs to poop instead of play. No one picks up after their dogs there. We spent an hour picking up dog excrement before we would allow our dog to play in there.

7) People in this complex believe a Leash law does not exist.

8) 3 teenagers threw an M80 at a geese and MY DOG, and all that happened was a trespassing charge for the two who don't live here, and nothing for the kid that does.

I'm sorry to see this community become what it has. This used to be a very beautiful place to live. In fact right this minute, because of me, 3 other apartments in this community are leased based on my word of mouth. They will all be leaving also at the end of their lease.
You need to know our concerns about this property.
We are very disappointed.

Understand that there are two people at this community that are the only reasons it has been able to run as smooth as it has.
